Operating Engineer - UNION
About The Position
The Operating Engineer supports the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems at an on-site JLL location in New York, NY. The schedule is 3:00 p.m. to 11:00 p.m., Wednesday through Sunday. The position operates under the Local 94 Collective Bargaining Agreement and does not provide visa sponsorship; candidates must be authorized to work in the United States without sponsorship. The role includes completing general maintenance and tenant service requests, maintaining the computerized maintenance management system (CMMS), performing preventive maintenance and inspections, troubleshooting building systems, and following safety procedures. The engineer may also support on-call or emergency response situations, as applicable, and participate in ongoing technical, safety, and operational training. Compensation is stated as $53 per hour and an expected annual range of $110,000–$110,260, with final compensation determined by qualifications, location, market conditions, and internal considerations.
Requirements
- At least 3 years of related work experience in repair, maintenance, HVAC, plumbing, electrical work, or carpentry.
- Trade school education, union training, military service, or a college degree.
- Universal CFC EPA certification.
- Certificates of Fitness Q-01/Q-99 (Refrigerating System Operating Engineer), A-35 (Operate and Maintain Air Compressors), P-98 (Fuel Oil Piping and Storage System), and S-12, S-13, and S-14 (Sprinkler and Standpipe Systems).
- Proficiency in Microsoft Office, including Word, Outlook, Excel, and Teams.
- Ability to lift up to 50 pounds and use ladders up to 30 feet tall.
- Ability to frequently climb, bend, kneel, lift, and/or drive.
- Strong customer service and communication skills.
- Authorization to work in the United States without visa sponsorship.
Responsibilities
- Complete assigned maintenance tasks, including painting, pressure washing, lighting bulb and ballast maintenance, plumbing, HVAC systems, water treatment, locksmith work, and general maintenance, subject to applicable licensing requirements.
- Maintain the work order system (CMMS) daily and complete tenant service requests.
- Perform assigned preventive maintenance and inspection tasks.
- Support on-call or emergency response situations, if applicable.
- Troubleshoot building systems, including electrical systems and DDC and pneumatic controls.
- Comply with all safety procedures.
- Participate in ongoing technical, safety, and operational process training programs.
- Complete other assigned projects and tasks.
