Operating Engineer – JLL What this job involves: Join JLL and advance your engineering career! As an Operating Engineer, you'll play a vital role in maintaining and optimizing our facility operations in Round Rock, TX. This position focuses on operating, maintaining, troubleshooting, and repairing facility equipment across all systems. You'll demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while developing multi-skilled capabilities to successfully complete daily and weekly work assignments. This is an excellent opportunity to contribute to JLL's operational excellence while growing your technical expertise in a dynamic environment. What your day-to-day will look like:

Requirements

  • High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Certification as a Universal Technician for CFCs (or within 90 days of employment)
  • Working knowledge of computer applications including Word and Excel
  • Ability to analyze system operations, determine causes of problems/malfunctions, and take corrective action as required.

Nice To Haves

  • Previous experience in facility maintenance or building operations
  • Additional certifications in HVAC, electrical, or plumbing systems
  • Experience with Building Management Systems (BMS) or similar control platforms.

Responsibilities

  • Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep the facility up to applicable standards
  • Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, and general maintenance
  • Clean, inspect, calibrate, and replace parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Review monthly client service request summaries to identify and correct recurrent operational problems
  • Evaluate vendors and suppliers regularly for quality and competitive pricing; verify accuracy of deliveries
  • Record readings and make necessary adjustments to ensure proper equipment operation
  • Comply with departmental safety policies for storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
  • Perform periodic checks of tool and instrument inventory and monitor quality and pricing of work performed by outside contractors.
