About The Position

Optimus Property Management, Inc. is seeking a full-time On-Site Property Manager to join their growing team. The role involves managing and maintaining residential properties, handling leasing responsibilities, and ensuring resident satisfaction. The company is a Real Estate Investment and Property Management company located in Century City, CA.

Requirements

  • Hourly, non-exempt position.
  • Must maintain a minimum of 96% occupancy.
  • Weekend availability may be needed.
  • Must be able to advertise vacant units on approved marketing platforms.
  • Must be able to conduct regular market research.
  • Must be able to communicate with prospective residents via various channels.
  • Must ensure vacant units are move-in ready.
  • Must be able to walk vacant units.
  • Must be able to show vacant units via self-guided and in-person tours.
  • Must be able to lease vacant units within 30 days.
  • Must be able to complete applications within 72 hours of receipt.
  • Must be able to manage and maintain residential properties.
  • Must be able to create and submit monthly reports.
  • Must maintain professionalism.
  • Must ensure communication follows company policies and lease agreements.
  • Must respond promptly to calls, texts, and emails.
  • Must address emergencies promptly.
  • Must draft and serve notices.
  • Must enforce community rules.
  • Must update resident profiles in Appfolio.
  • Must coordinate move-outs, work orders, and repairs.
  • Must perform building oversight including weekly property walks and safety inspections.
  • Must ensure buildings comply with local laws and company standards.
  • Must independently resolve resident disputes.
  • Must contact residents for past due balances and coordinate repayment schedules.

Responsibilities

  • Manage and maintain the residential properties to an acceptable standard.
  • Create and submit monthly reports to the supervisor (Leasing, Delinquency, etc.).
  • Maintain professionalism with residents, vendors, and colleagues.
  • Ensure communication follows the Company’s policies and the tenant’s lease agreement.
  • Ensure prompt responses by answering all calls, text, and emails in a reasonable time frame and addressing emergencies promptly.
  • Draft and serve notices, enforce community rules, update resident profiles in Appfolio.
  • Coordinate move-outs, work orders, and building repairs with maintenance department.
  • Building oversight includes walking all properties once a week, complete safety inspections, ensuring buildings are complying with local laws and company standards.
  • Independently resolve resident disputes in a professional manner.
  • Contact residents for past due balances and coordinate a re-payment schedule.
  • Always maintain a minimum of 96% occupancy, weekend availability may be needed.
  • Advertise vacant units on approved marketing platforms such as, Zillow, Trulia, Apts.com, Facebook, etc.
  • Conduct regular market research and stay up to date on market trends.
  • Communicate with all prospective residents via email, marketing platforms, calls/texts.
  • Ensure all vacant units are always in move in ready conditions.
  • Walk all vacant units.
  • Showing vacant units via our self-guided tour options and in person tours to prospective residents.
  • Lease vacant unit(s) within 30-days.
  • Complete applications within 72 hours of them being received.
  • Other duties as assigned
