About The Position

Fairgrove Property Management is seeking an Onsite Manager to oversee the day-to-day operations of an apartment community. This role involves managing leasing, marketing, resident services, and turnover processes. The ideal candidate will maintain a professional and courteous demeanor with all stakeholders and ensure the smooth operation of the property. This is a part-time position requiring 15 hours per week, with a compensation of $17.50 per hour. A discounted 1-bedroom unit is available for the selected candidate, who must live onsite.

Requirements

  • 3+ years of experience in the property management industry
  • Strong interpersonal skills
  • Must be willing to live on-site
  • Proficient in basic computer programs, including Microsoft Office and Excel
  • Appfolio proficiency is a plus
  • Ability to multi-task in a fast-paced environment
  • Ability to work weekends if needed
  • Valid driver's license and current proof of insurance
  • Clean motor vehicle record with no major violations

Responsibilities

  • Serve as the primary point of contact for residents and vendors, including managing after-hours emergencies.
  • Conduct and manage all aspects of the leasing process utilizing Appfolio, including receiving, generating, and posting notices, conducting pre-move-out inspections, deposit return calculations, turn management, vacancy marketing, showings, lease signings, and change of terms tracking.
  • Maintain active awareness of market comparables to ensure renewals and annual increases are targeted appropriately.
  • Maintain and execute a working knowledge of landlord-tenant and fair housing laws, as well as other applicable local, state, or federal regulations.
  • Maintain accurate property and resident information in Appfolio, including work orders, inspections, lease information, and vendor information.
  • Take pride and exhibit a sense of ownership of assigned properties, including basic porter services (cleaning & sweeping).
  • Manage vendor performance to ensure timely completion of assigned work orders in keeping with owner and resident expectations.
  • Maintain a consistent working knowledge of the financial management goals for assigned properties, including participation in the creation of an annual property budget.
  • Provide initial primary review and approval of vendor invoices for assigned properties to ensure accuracy and validity of amounts due.
  • Actively participate in recurring On-Site Management Council meetings to share best practices and receive updates.
  • Conduct weekly reviews of dashboard metrics on KPIs, including vacancies, delinquencies, turn times, and work order completion times, and create action plans for metrics below goal.
  • Order and maintain inventory of materials and supplies for assigned properties, with requisite invoicing/billback through the designated program.
