About The Position

The Onsite Maintenance Technician is responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the General Manager. This role involves ensuring facilities and grounds are safe, clean, attractive, and efficient through daily general and preventative maintenance. The technician will complete routine cleaning, minor repairs, and maintenance on buildings, structures, equipment, sidewalks, and drainage systems. They will operate light equipment and vehicles as needed, utilize various manual and powered tools, and respond promptly to emergency situations. Additionally, the role includes maintaining and organizing inventory, assisting with community events, and performing other assigned maintenance duties. Responsibilities may evolve based on community needs, and reasonable accommodations can be made for individuals with disabilities.

Requirements

  • Minimum 2+ years of maintenance experience required
  • Experience in carpentry, concrete, doors, drywall, fencing, plumbing, and painting
  • Experience with cleaning, locks, and gutter maintenance highly desired
  • Basic knowledge of electrical systems preferred
  • Proficient in safely using tools, equipment, materials, and chemicals in accordance with safety standards
  • Strong problem-solving skills with the ability to work independently and make sound judgments
  • Highly organized, efficient, and detail-oriented with a commitment to maintaining high-quality property standards
  • Ability to work both independently and as part of a team, including unsupervised when required
  • Effective communication skills; must be able to read, write, and speak English (bilingual is a plus)
  • Professional appearance and demeanor with a solution-oriented mindset
  • Valid Driver's License and clear driving record
  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

Nice To Haves

  • HVAC, CPO, Electrician, and/or other licenses/certifications preferred
  • pool maintenance experience is a plus

Responsibilities

  • Perform daily general and preventative maintenance to ensure facilities and grounds are safe, clean, attractive, and efficient
  • Complete routine cleaning, minor repairs, and maintenance on buildings, structures, equipment, sidewalks, and drainage systems
  • Operate light equipment and vehicles (e.g., cars, pickup trucks, utility vehicles) as needed
  • Utilize a variety of manual and powered tools, including hand tools, landscaping equipment, and maintenance machinery
  • Respond promptly to emergency situations (e.g., debris removal, spills, broken windows/locks) to prevent hazardous conditions
  • Maintain and organize inventory of maintenance tools and supplies
  • Assist with setup, breakdown, and cleanup for community events and activities
  • Perform additional maintenance-related duties as assigned by management
