About The Position

RealManage Elevated Onsite is seeking a highly skilled Landscape and Grounds Director for the Stonebridge Ranch Community Association, a premier master-planned community in North Texas. This role involves managing the day-to-day operations of a 500-acre property, overseeing an onsite team of contractors, and maintaining proactive communication with coworkers, homeowners, and contractors. The ideal candidate will be dedicated to keeping common areas impeccable and will contribute to the community's reputation for excellence.

Requirements

  • Understanding of the Association’s commitment to keeping common areas clean and beautiful at all times and willingness to work toward this goal daily.
  • Previous HOA, master-planned communities, or property management experience.
  • Must possess a current driver’s license and a clean driving record.
  • Knowledge of all hand tools and equipment.
  • Must be able to work a flexible schedule.
  • Able to assist with projects as needed.
  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

Nice To Haves

  • Bilingual in English and Spanish preferred.
  • Degree in Horticulture, Landscape Management, or related field.
  • Irrigation licensing and related certification.

Responsibilities

  • Management and upkeep of common area grounds and landscaping.
  • Supervising groundskeepers.
  • Maintaining the cleanliness of common areas including buildings, walkways, parking lots, roadways, pool areas, medians, community perimeters, and other common spaces.
  • Removing litter, garbage, debris, and landscaping debris from all common areas.
  • Removing graffiti from signs, electrical boxes, and cable boxes.
  • Reporting damaged and missing signs.
  • Clearing debris from hedges.
  • Blowing sidewalks and streets as needed.
  • Pressure cleaning of all entrances and walkways.
  • Painting of common area curbing, planters, bulletin boards, fences, walls, monuments, signs, fire hydrants, street sign posts, light posts, street strips, and speed bumps.
  • Ensuring all inventory items are in good working condition.
  • Securing and emptying trash dumpsters and the surrounding area.
  • Cooperating with other staff members.
  • Completing all work orders assigned by Management and/or BOD.
  • Submitting a weekly maintenance report.
  • Working with vendors to ensure high standards are met.
  • Reporting any maintenance issues to the Property Manager.
  • Reporting all maintenance emergencies and accidents immediately to the Property Manager.
