About The Position

This position involves managing commercial and residential properties, working independently to build and maintain relationships with merchants, retailers, and tenants. The role requires preparing annual operating budgets, ensuring timely rent collection, and overseeing the physical and fiscal performance of assigned properties to meet University objectives. It is an 'exempt' position that may require some evening and weekend work. The Property Manager will manage tenant lease obligations, monitor project progress, develop vendor relationships, generate ancillary income through specialty leasing, and oversee capital expenditures. Collaboration with other departments is essential to execute the University's strategic plan.

Requirements

  • Bachelor’s degree in Business Administration, Finance, Accounting, or related field.
  • Preferred 3+ years of property management experience.
  • To obtain LU-approved driver certification, individuals must be 21 years of age or older, possess a valid driver’s license with a minimum of five (5) years of documented driving history, and maintain a clean driving record.
  • Ability to effectively communicate both verbally and in writing to convey clear, well articulated information.
  • Ability to understand, speak, and write English to convey messages and correspond in an articulate and professional manner.
  • Possess public communication skills that allow professional representation of Liberty University to a variety of business and community customers and associates.
  • Strong organizational skills.
  • Excellent computer skills and Strong working knowledge of Yardi or other property management software.
  • Experience in project management, tenant coordination and mitigating risk on property level.
  • Knowledge of leasing, contracts, and industry-related terminology.
  • Intermediate level proficiency with current Microsoft Office software (specifically Excel), email and internet research functionality.
  • Intuitively able to reason, analyze information and events, and apply judgment to solve problems of both a routine and complex nature.
  • Quantitative and analytical skills.
  • Required daily travel to local properties and occasional travel to campus locations and properties not local to the Lynchburg area.
  • Frequently required to sit for extended periods to perform deskwork or type on a keyboard.
  • Regularly required to hear and speak to effectively communicate orally.
  • Occasionally required to stand, walk, and climb stairs to move about the building/properties.
  • Handle materials, reach overhead, kneel, or stoop to conduct business.
  • Regularly lift 10 or fewer pounds.
  • Use of one’s personal vehicle (or LU vehicles) is required for travel in the performance of the essential functions of this position.
  • Proof of a valid driver’s license, an acceptable DMV record, and liability insurance is required.

Responsibilities

  • Prepare detailed annual operating budgets consistent with university assumptions.
  • Collection of rent in a professional, timely manner that ensures a healthy balance sheet.
  • Pro-active, consistent efforts to collect rent and determine any uncollectible balances.
  • Prepare monthly expense variance reports for any expense variance for all stakeholders.
  • Oversees the physical and fiscal performance of assigned properties to meet University’s objectives.
  • Manage each properties key tenant lease obligations including lease abstracts, rent roll, insurance, co-tenancy, etc.
  • Monitors performance and progress so that projects are completed in a timely manner.
  • Develop cooperative relationships with vendors to obtain best pricing and quality service.
  • Generate ancillary income through specialty leasing or other creative avenue to maximize the use of property attributes.
  • Oversee capital expenditures, including selection and oversight of all third-party vendors.
  • Works collaboratively with other departments to execute the University’s strategic plan.
