About The Position

CAPREIT, a national property management company, is seeking an organized, detail-oriented, and customer-focused Occupancy Specialist for The Simone Apartments, an affordable housing community in Silver Spring, Maryland. This role is crucial for ensuring residents receive the housing opportunities they qualify for while maintaining compliance with affordable housing regulations. Requirements

1 to 3 years of experience in affordable housing, occupancy, compliance, apartment leasing, or a related field
Affordable Housing (LIHTC) experience required
Knowledge of affordable housing certifications and recertifications
Valid driver's license, if required by the community
Experience with specialized property management software (RealPage, OneSite, and/or Yardi), or the ability to learn such software
Working knowledge of Microsoft Office and current technology platforms
Strong organizational skills and attention to detail
Excellent customer service and communication skills
Ability to maintain confidentiality and manage multiple deadlines

Responsibilities

Serve as a key resource for residents and the community by ensuring compliance with all affordable housing regulations and program requirements, including reviewing applications, determining eligibility, completing certifications and recertifications, and maintaining accurate resident files.
Manage waitlists, resident files, income certifications, annual and interim recertifications, and required regulatory reporting.
Conduct regular file reviews and audits to ensure accuracy and completeness, working with site teams and residents to resolve discrepancies and maintain compliance with federal, state, and local affordable housing requirements.
Partner with residents, applicants, community staff, and regulatory agencies to provide guidance, answer questions, and ensure a smooth certification process.
