Join our team as an Occupancy Specialist at The Simone Apartments, an exciting affordable housing community in Silver Spring, Maryland. This is more than an administrative role. As an Occupancy Specialist, you'll help ensure residents receive the housing opportunities they qualify for while maintaining compliance with affordable housing regulations and program requirements. Your attention to detail and commitment to accuracy will contribute directly to the success of the community and the residents who call it home. Requirements

  • 1 to 3 years of experience in affordable housing, occupancy, compliance, apartment leasing, or a related field
  • Affordable Housing (LIHTC) experience required
  • Knowledge of affordable housing certifications and recertifications
  • Valid driver's license, if required by the community
  • Experience with specialized property management software (RealPage, OneSite, and/or Yardi), or the ability to learn such software
  • Working knowledge of Microsoft Office and current technology platforms
  • Strong organizational skills and attention to detail
  • Excellent customer service and communication skills
  • Ability to maintain confidentiality and manage multiple deadlines

Responsibilities

  • Serve as a key resource for both residents and the community by ensuring compliance with all affordable housing regulations and program requirements.
  • Review applications, determine eligibility, complete certifications and recertifications, maintain accurate resident files, and help ensure all required documentation is completed accurately and on time.
  • Manage waitlists, resident files, income certifications, annual and interim recertifications, and required regulatory reporting.
  • Conduct regular file reviews and audits to ensure accuracy and completeness.
  • Work closely with site teams and residents to identify and resolve discrepancies, helping maintain compliance with federal, state, and local affordable housing requirements.
  • Partner with residents, applicants, community staff, and regulatory agencies to provide guidance, answer questions, and ensure a smooth certification process.
