About The Position

Pride Resource Partners, LLC, a Think Power Solutions Company, is looking for a highly skilled and knowledgeable OAR (Owner’s Authorized Representative) I. This role manages, oversees, and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects. The OAR I reviews pre-construction documents and submits comments to the Designer as necessary. They plan, organize, and prepare reports to upper management regarding project status and progress. This role coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work and coordinates with various District and Project staff. The OAR I manages both the project budget and schedule to meet the District’s qualitative standards, monitors the project budget on a monthly basis, and ensures the budget accurately reflects the project status/progress. They manage the daily activities of the contractor, review contractors’ construction schedules and submittals, and coordinate responses to contractors’ inquiries through Requests for Clarifications (RFC) and other related documents. The OAR I reviews substitution submittals from contractors to ensure specification and/or District requirements are complied with. They receive, review, and negotiate Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions, and review and address any and all Schedule impacts in accordance with the project specifications in a timely manner. The OAR I reviews the process and monitors payments for the contractor, architects, engineers, and any other pertinent parties. They administer provisions of Professional Service Agreements between Architects and the District. This role coordinates District delivery of related fixtures, furniture, and equipment. The OAR I monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out. Other related duties are assigned.

Requirements

  • Ten (10) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Three (3) of the ten (10) years should have full responsibility for coordinating complex projects with construction values of more than $10M (not cumulative)
  • Graduation from a recognized college or university with a bachelor’s degree in architecture, engineering or construction management
  • A Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA) may substitute for the education requirement.
  • Experience in managing multiple projects concurrently; proficiency in managing various educational modernization projects is preferred

  • Fifteen (15) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Eight (8) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values of more than $10M (not cumulative).

Nice To Haves

  • Preferred (Not Required): Graduation from a recognized college or university with a degree in architecture, engineering or construction management
  • Preferred (Not Required): A Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA)
  • Design Build Experience
  • Experience utilizing Building Information Modeling (BIM)
  • Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)
  • Experience with Division of the State Architect (DSA) construction/design processes
  • Safety and OSHA Safety Regulations (OSHA 30 minimum)
  • A valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors
  • A valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI)
