About The Position

The Non-QM Income Scenario Specialist (Wholesale) is responsible for providing income calculations and reviews for loans prior to underwriter review. The Non-QM Income Scenario Specialist takes initiative and works with others to meet turn times and maintains customer satisfaction, while providing accurate income calculations for all specified loan types and products. This position interprets investor guidelines and applies them to the method being used to calculate income for specified investor(s). The Non-QM Income Scenario Specialist articulates these guidelines and provides explanation of the calculations and methods to all applicable parties.

Requirements

  • Excellent communication, negotiation, customer service, and problem-solving skills.
  • Proficient with Microsoft Word, Excel, and Outlook.

Nice To Haves

  • Bachelor’s degree or equivalent combination of education and experience, preferred.
  • Minimum 4 years of underwriting experience, underwriting to multiple agency and investor guidelines, preferred.
  • Jumbo/Non-Agency and Non-QM underwriting background, preferred.
  • Experience using LoanBeam and Encompass, preferred.

Responsibilities

  • Perform daily loan support for company employees via a ticketing system, inbound phone calls, email, and in person for underwriting/loan scenario-based questions and communication.
  • Review and respond to general income calculation and documentation questions while maintaining thorough knowledge of investor income guidelines.
  • Assist Loan Officers and Loan Processors in calculating income per investor guidelines and specifications; types of income to be calculated will be from sources including, but not limited to, self-employment, asset depletion, bank statement qualification, debt-service-ratios, wage earners, other income sources (capital gains, rental income, etc.).
  • Analyze various underwriting scenarios and suggest potential alternate options with different investors, as needed.
  • Review, analyze, and calculate income using complex income documentation, including personal and business tax returns, bank statements, audited/unaudited profit and loss statements, balance sheets, rental income documentation, etc. and provide calculations to be used for qualifying purposes.
  • Analyze and calculate income and determine business liquidity per investor guidelines.
  • Maintain knowledge of IRS income filing forms as they pertain to underwriting qualification, including but not limited to 1040’s, 1120-S, 1065, 1120, as well as all applicable forms, schedules, and statements within these documents.
  • Create technical documentation, system documentation, “how to” guides, FAQs, and self-help references as needed.
  • Track tasks, activities, and time spent within the ticketing system and meet expected turn-times.
  • Participate in Underwriting Department, Regional, and Sales calls, lead calls as necessary.
  • Assist with training sales or processing staff in areas where additional guidance is needed.
  • Collaborate amongst team members and other departments.
  • Maintain a working knowledge of essential underwriting information.
  • Maintain all Underwriting designations, as applicable.
  • Promote risk-awareness, ensure efficient and effective risk and compliance management practices by adhering to required standards and processes.
  • Ensure compliance with anti-money laundering and sanctions laws and regulations.
