About The Position

This is an opportunity to be CIG’s go-anywhere operator — stepping into the properties and situations where your leadership can make the biggest impact across a fast-growing multifamily portfolio. You’ll take ownership from day one — stepping into property manager vacancies, leadership gaps, and challenging assets to keep operations, leasing, collections, maintenance, and team performance moving forward. You’ll help stabilize distressed and transitioning properties — identifying operational gaps, setting priorities, strengthening on-site teams, and driving occupancy, collections, and property standards in the right direction. You’ll lead critical transitions and special projects across the portfolio — from onboarding newly acquired properties to executing operational turnarounds, occupancy pushes, and collections cleanups.

Requirements

  • 5+ years of property management experience, including leadership experience; multifamily strongly preferred.
  • Experience working with and stabilizing distressed properties strongly preferred.
  • Willing and able to travel approximately 75%, including extended assignments away from home; flexibility to deploy on short notice as portfolio needs arise.
  • Able to take ownership of an unfamiliar property quickly and operate independently with minimal oversight.
  • High level of organization and attention to detail; ability to exercise sound judgment.
  • Experience with Yardi Voyager and RentCafe.
  • Knowledge of Fair Housing regulations.
  • Strong interpersonal, written, and verbal communication skills; ability to maintain positive relationships with internal and external contacts.
  • Motivation for sales and a drive to meet leasing and occupancy objectives.
  • Comfort with AI productivity tools (e.g., Microsoft Copilot, ChatGPT, Claude) — CIG expects active, ongoing use of AI to maximize efficiency.
  • Must be able to walk at least 3 miles a day and lift 50 lbs.

Responsibilities

  • Assume full responsibility for the daily operations of the assigned property — leasing, collections, maintenance, and reporting — from the first day of each assignment.
  • Operate the property within established financial guidelines; manage collections and evictions for the community.
  • Perform daily physical inspections of the property and coordinate with the maintenance team on repairs, unit turns, and curb appeal.
  • Enforce occupancy policies and procedures; ensure all CIG policies are upheld and infractions are properly reported.
  • Exercise independent judgment and discretion to handle and resolve resident requests or concerns.
  • Maintain property rentals by advertising and filling vacancies; meet leasing objectives by ensuring proper marketing tools are implemented.
  • Communicate with residents regarding property maintenance, repairs, and community standards.
  • Implement, design, and maintain a resident retention program appropriate to the property's stage of stabilization.
  • Maintain direct supervision of all on-site staff, including work schedules, the delegation of duties, and conflict resolution.
  • Interview and hire property employees; help fill vacant on-site positions so the property is fully staffed before the assignment ends.
  • Coach, train, and stabilize existing on-site teams — especially where a property has been operating without consistent leadership.
  • Step in as the acting Property Manager during vacancies, vacations, and leaves of absence — keeping operations, reporting, and team performance seamless in the permanent manager's absence.
  • Lead the operational onboarding of newly acquired properties, including initial property and unit inspections, staffing plans, data and ledger migration into Yardi, and implementation of CIG policies and procedures.
  • Execute special projects at assigned properties — such as occupancy pushes, collections cleanup, compliance remediation, or operational turnarounds — and drive them to completion.
  • Document the state of the property at the start and end of each assignment and deliver a clean, organized handoff to the incoming or returning Property Manager.
  • Assist with preparing reports for ownership by collecting, analyzing, and summarizing property data.
  • Provide regular status updates to the Director of Property Management and regional leadership throughout each assignment.
  • Investigate and/or report any incidents regarding residents, employees, vendors, or others regarding the property.
  • Take responsibility for administrative duties, including all required reporting; leverage AI tools to draft correspondence, organize data, and prepare reports efficiently.
