Must reside in in the greater Los Angeles, CA or northern, New Jersey areas to manage Property Condition Assessments and Construction Monitoring related services. The candidate will be overseeing Real Estate and Construction site inspections and assessments including Property Condition Assessments, Construction Plan and Cost Reviews, Construction Loan Monitoring, and Probable Maximum Loss studies (seismic assessments) of multi - family, office, reta il and industrial properties. These services are provided to lending institutions, life in surance companies, developers and property owners (prospective buyers and sellers of Real Property), and agency lenders and mortgage brokers. The ideal candidate should be an individual with architectural or engineering related experience a broad background spanning design, construction, and general component knowledge of multifamily residential, commercial, and industrial buildings. The candid ate should be a dynamic communicator and relationship manager, with clients, external creative and technical consultants, and third - party vendors. Candidate will oversee client relationships and manage preparation of Construction Cost Estimates and Schedules for all deferred maintenance and projected maintenance, and renovation of commercial properties. Construction Services will include providing Construction Plan and Cost Review, followed by Construc tion Loan Monitoring services including analyzing monthly requisitions, change orders, and coordination between Owner, Developer, and Contractor. Candidate should be well versed in all essential phases of project management & assessment: inspection, scope, estimates, schedules, budget development, and resource management strategy. The candidate is expected to work on numerous projects at any given time and meet strict deadlines, including planning, scheduling and tracking project timelines and milestones to ensure project progress status is on schedule. Candidate must possess strong written and verbal communication skills as well as strong organizational and analytical skills. Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requir es intermediate analytical and quantitative skills. Intermediate to advanced knowledge of computer software and hardware. Candidate must have proficient Microsoft Office Suite experience. PRIMARY PURPOSE : To provide architectural and/or engineering technical evaluations of commercial real estate assets with a focus on all improvements and building systems.
