About The Position

The Multifamily Project Manager will oversee the entire construction effort to ensure projects are built in accordance with design, budget, and schedule, while maintaining high quality. This role involves managing financial matters, change processes, client relationships, and team development. The Project Manager will also be responsible for ensuring safety compliance throughout the project lifecycle and contributing to securing new business opportunities.

Requirements

  • Proven experience as a Project Manager on projects ranging between $20–$75 million is required.
  • Strong understanding of schedule durations, productivity, and sequencing.
  • Ability to administer project scheduling effectively.
  • Understanding and management of contractual responsibilities and project documentation.
  • Ability to negotiate changes with Owners or subcontractors based on construction schedule.

Responsibilities

  • Evaluate safety risks and create safety plans with Superintendents.
  • Conduct site tours, safety inspections, and enforce safety policies.
  • Implement and monitor safety plans on-site and ensure subcontractor compliance.
  • Review prime contracts and administer projects according to their terms.
  • Collaborate with preconstruction to develop risk-averse subcontract scopes.
  • Ensure subcontracts are executed, including insurance and bonds.
  • Oversee all financial matters, including job setup, cost control, and forecasting.
  • Prepare and submit monthly pay applications and present project financial status.
  • Manage change processes, including tracking, execution, and negotiation.
  • Establish and maintain labor roadmaps.
  • Review and approve project invoices with Superintendents.
  • Ensure projects are built to design, budget, and schedule with high quality.
  • Administer project scheduling effectively, understanding durations, productivity, and sequencing.
  • Manage contractual responsibilities and project documentation.
  • Maintain excellent relationships with Owners, architects, consultants, subcontractors, and the public.
  • Manage client relationships through all project phases.
  • Contribute to securing new work through estimates, subcontractor engagement, proposals, and presentations.
  • Promote company culture and values, leading processes that align with organizational goals.
  • Establish a staff responsibility matrix to support employee growth.
  • Maintain a positive and engaging work environment.
  • Support employee development through training and mentoring.
  • Conduct quarterly performance reviews and provide regular coaching and feedback.
  • Encourage project staff to manage work/life balance.
