About The Position

Valiant Residential is seeking an experienced Construction Project Manager to oversee renovation, unit upgrades, and capital improvement projects across our multifamily portfolio. Based at Valiant’s corporate headquarters in Dallas, Texas, this role will manage multiple concurrent projects across several states and partner closely with property operations teams, ownership groups, contractors, and corporate leadership. The Construction Project Manager will be responsible for the full project lifecycle, including defining scope, developing budgets and schedules, selecting and managing contractors, monitoring construction progress, and ensuring projects are completed safely, on time, within budget, and in accordance with established quality standards.

Requirements

  • Three or more years of construction project management experience, preferably involving multifamily, residential, commercial, or occupied-property renovation projects.
  • Willingness and ability to travel approximately 70% of the time, including both in-state and out-of-state travel. When not traveling, this position requires 100% onsite work at Valiant Residential’s corporate headquarters in Dallas, Texas. This is not a remote or hybrid position.
  • Demonstrated experience managing multiple projects, contractors, budgets, and schedules concurrently.
  • Strong understanding of construction methods, materials, estimating, scheduling, procurement, and project controls.
  • Experience reviewing project scopes, contractor proposals, change orders, invoices, and construction documentation.
  • Excellent written and verbal communication skills, with the ability to communicate effectively with property teams, contractors, executives, and ownership partners.
  • Strong organizational, analytical, problem-solving, and decision-making skills.
  • Professional demeanor and the ability to build productive relationships with internal and external stakeholders.
  • Proficiency with Microsoft Office products, including Excel, Outlook, Teams, and PowerPoint.
  • This position requires operating a company vehicle during business hours for site visits, inspections, vendor meetings, and other business-related travel.
  • Regular local and regional travel is required, including frequent long-distance drives to multiple construction sites across assigned markets.
  • Must maintain a valid driver’s license with an acceptable driving record in accordance with company policy.
  • Must be able to drive for extended periods of time, including long stretches between properties, construction sites, and regional offices.
  • Travel may include early mornings, evenings, or occasional overnight stays depending on project needs.

Nice To Haves

  • Multifamily property management, construction, renovation, or capital improvement experience.
  • Experience managing unit renovations, interior and exterior improvements, amenity upgrades, building repairs, or large-scale property repositioning projects.
  • Experience completing construction projects within occupied apartment communities.
  • Familiarity with construction management, budgeting, scheduling, or property management software.
  • Knowledge of applicable building codes, permitting requirements, safety standards, and contractor compliance practices.
  • Project Management Professional (PMP), Certified Construction Manager (CCM), or similar professional certification.

Responsibilities

  • Manage multiple concurrent renovations, unit upgrades, and capital improvement projects across a portfolio of multifamily communities.
  • Develop detailed project scopes, budgets, schedules, procurement plans, and execution strategies.
  • Partner with Operations, property leadership, ownership groups, and other stakeholders to define project objectives, priorities, and expected outcomes.
  • Solicit and evaluate contractor proposals, negotiate pricing, and assist with contractor and vendor selection.
  • Oversee general contractors, subcontractors, suppliers, and other project partners to ensure compliance with project requirements.
  • Monitor construction schedules, budgets, change orders, invoices, and project documentation.
  • Conduct regular site visits and project inspections to evaluate progress, workmanship, safety, and adherence to approved plans and specifications.
  • Identify potential project risks, delays, cost overruns, and quality concerns, and develop appropriate corrective action plans.
  • Coordinate construction activities with onsite property teams to minimize disruption to residents, leasing operations, and property performance.
  • Drive efficient unit turnover and minimize unit downtime during renovation and refresh projects.
  • Ensure required permits, inspections, approvals, and closeout documentation are completed and properly maintained.
  • Provide consistent project updates and reporting to Operations, corporate leadership, ownership groups, and other key stakeholders.
  • Review and approve contractor invoices and payment applications based on verified project completion.
  • Maintain organized records of contracts, bids, budgets, schedules, change orders, warranties, and project closeout materials.
  • Support the development and continuous improvement of construction standards, vendor processes, project controls, and reporting tools.
