About The Position

Freddie Mac Multifamily, a leading secondary market provider of multifamily mortgage financing, is seeking an Associate to join their Capital Markets Loan Pricing team. This role is ideal for a smart, curious, and self-motivated professional with a passion for commercial real estate who is eager to be intellectually challenged, contribute to housing creation and preservation, and thrive in a collaborative environment. The Capital Markets Pricing team is responsible for pricing all multifamily loans, including Conventional, Targeted Affordable Housing, Senior Housing, and Student Housing, as well as Guarantee fees for structured deals like K-Deals, SB-Deals, ML-Deals, and Q-Deals. Pricing decisions are driven by risk assessment, market competition, and strategic business objectives.

Requirements

  • Bachelor’s degree in Finance, Quantitative Finance, Real Estate, Business Administration, Economics, or related field.
  • 0 – 2 years of experience in commercial real estate finance or expertise in fixed income, finance, underwriting, and/or capital markets.
  • Advanced quantitative and analytical abilities, with proficiency in Microsoft Excel.
  • Ability to excel in a dynamic environment, manage multiple tasks, and work independently.
  • Strong verbal and written communication skills.

Responsibilities

  • Assisting with pricing of fixed and floating rate multifamily products, including Conventional, Targeted Affordable Housing, Tax Exempt Loans & Bonds, 9% LIHTC, Supplemental Loans, Credit Revolvers, Forwards, and more.
  • Preparing Guarantee fee recommendations for K-Deals, Q-Deals, ML-Deals, and other structured transactions.
  • Monitoring capital markets and collaborating with dealers on new issuance K-deal levels and secondary market activity of K-deal bonds.
  • Performing interest rate locks for mortgages and coordinating with the hedging desk.
  • Reviewing and approving prepay penalty waiver requests.
  • Contributing to pricing process and system enhancements.
  • Conducting ad hoc analyses as needed.
  • Engaging daily with internal business partners and external clients—including Production, Underwriting, and Legal—to resolve issues throughout the loan quoting and rate lock process.
