About The Position

DHI Communities, a multifamily development division of D.R. Horton, Inc., is seeking a Multifamily-Asset Manager. This role is responsible for the successful lease-up and management of newly developed multifamily communities. The position involves acting as the primary point of contact with property management, overseeing multiple lease-ups, and providing strategic guidance for lease rates and absorption pace. The Asset Manager will also perform on-site property inspections, create action plans to drive investment performance, and coordinate between property management and construction teams. Responsibilities include managing the approval process for property operating decisions, analyzing market research, reviewing operating budgets, and providing feedback for disposition requests. The role also entails negotiating contracts with management companies and vendors, contributing to business plans and budgets, and assisting in underwriting rental communities. The position requires conducting business professionally and ethically, with the ability to travel frequently and overnight. Supervisory responsibilities may be involved.

Requirements

Bachelor's degree from a four-year college or university
Three or more years related experience and/or training
Must have a vehicle and a valid driver’s license
Excellent communication skills
Ability to multi-task and excellent organization skills
Proficiency with MS Office and email

Nice To Haves

Prior experience in asset management or working in or with property management preferred
Ability to conduct market research a plus

Responsibilities

Primary point of contact with property management (internal or external property management)
Oversee multiple lease-ups simultaneously
Provide strategic guidance for lease rates and optimal lease-up absorption pace
Perform on-site property inspections to assess property presentation, signage, and condition, and to monitor property management team’s effectiveness
Create action plans that drive investment performance and valuation
Coordinate execution and communication between property management & construction teams
Manage approval process for property operating decisions
Analyze market research to evaluate ideal positioning for each property within its submarket and considering factors that may influence success
Review community operating budgets and monitor community adherence to expectations
Provide timely feedback to inquiries and diligence requests during dispositions
Negotiate contractual relationship with management companies and other vendors as needed
Contribute to business plan and budget creation as needed
Participate in evaluation and design of prospective communities upon request
Assist in underwriting rental communities by providing rent and operating expense assumptions
Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
