About The Position

The Multi-Site Property Manager (General Manager) is responsible for generating revenue, handling resident relations, ensuring the property is fully rented, and maintaining its appearance and timely repairs. This role requires strong building infrastructure knowledge, excellent customer service skills, and effective marketing strategies to attract and retain residents. The manager will oversee leasing staff, manage financial operations including budgeting and rent collection, and ensure administrative tasks are completed accurately and on time. Additionally, the position involves supervising maintenance and construction activities, handling community emergencies, and processing accounts payable and petty cash.

Requirements

  • Bachelor's degree (B. A.) from a four-year College or University.
  • 3 to 4 years related experience and/or training.
  • Strong building infrastructure knowledge.
  • Demonstrate best-in-class customer service skills.
  • Ability to secure new residents signature(s) on appropriate paperwork prior to move-in.
  • Ability to orient new resident(s) to community.
  • Ability to monitor apartments up for renewal, send notices, and secure renewal.
  • Ability to prepare annual budgets and income projections in a timely and accurate manner.
  • Ability to maintain accurate records of all community transactions and submit on timely basis.
  • Ability to maintain accurate and up-to-date property accounting and collection records.
  • Ability to plan for and utilize community resources, equipment and supplies economically.
  • Ability to ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.
  • Ability to prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
  • Ability to continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc.
  • Ability to ensure distribution of all company or community-issued notices.
  • Ability to give direction to and/or monitor maintenance, construction, and/or rehabilitation activities.
  • Ability to ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities.
  • Ability to process A/P invoices, handle petty cash and all funds.
  • Ability to supervise employees, including interviewing, hiring, training, planning, assigning work, appraising performance, rewarding and disciplining employees, and resolving problems.

Responsibilities

  • Generate revenue for the community and handle resident relations.
  • Ensure the property is rented to its fullest capacity.
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis through regular inspections and tours.
  • Utilize marketing strategies to secure traffic, including competitive rental rates and promotions.
  • Confirm leasing staff techniques are effective in obtaining closure.
  • Ensure deposits, rental payments, and late/check charges are collected on a timely basis.
  • Address resident complaints, concerns, and requests promptly to ensure resident satisfaction.
  • Develop and/or implement resident retention programs.
  • Consistently enforce community and company policies.
  • Greet prospects, qualify them based on criteria, and tour the community and target apartment, highlighting amenities.
  • Process applications for approvals, including credit checks and rental history verification, and type leases.
  • Follow up with applicants regarding their status and with prospects unable to close.
  • Secure new resident signatures on appropriate paperwork prior to move-in and orient new residents to the community.
