The Mortgage Relief Assistant will serve various Mortgage Lending Departments with backfill staffing as needed. The Relief Assistant must possess a willingness to learn multiple areas, be flexible and also enjoy diverse and challenging job duties. This person may be called upon to fill openings as needed in Processing, Disclosure Desk, Closing and Servicing. These positions are designed to be the primary source for future mortgage lending staff openings.

Responsibilities

  • Maintain knowledge of ECU Mortgage Lending policies, guidelines and procedures.
  • Maintain knowledge of ECU products and services. Eastman Credit Union offers a variety of mortgage loan products, including FNMA, FHA, VA and USDA products conventional mortgages. Additional first lien products include First Time Home Buyer, Purchase Plus, Construction, Select and Choice. ECU also offers subsequent financing in the form of home equity loans, home equity lines of credit. In addition, ECU also offers financing that requires private mortgage insurance.
  • Stay abreast of any regulatory changes and changes from the any of the agencies noted previously.
  • Maintain knowledge of ECU's origination system (Encompass) and ECU's core system (OSI/DNA).
  • Maintain knowledge of documentation requirements for the various loan products.
  • Maintain working knowledge of mortgage related regulatory compliance. This includes but is not limited to: TILA/RESPA, ECOA (Equal Credit Opportunity Act-Regulation B), Adverse Action including Notice of Incomplete, Appraisal Delivery, Fair Housing, HMDA (Home Mortgage Disclosure Act), Right to Financial Privacy, Fair Credit Reporting Act/FACTA, Flood Insurance Notification, Regulation Z, High-Cost Mortgages, Higher Priced Mortgages, Ability to Repay and Right of Rescission.
  • Manage and prioritize the loan pipeline. Loans will need to be worked to move through processing milestones to ensure critical deadlines are met. Pipeline management includes frequent communication with Mortgage Loan Originator, borrowers and realtors. Typical duties include: Review financial and application support information for accuracy and completeness. Manage tasks, preliminary conditions and alerts Submit loans through automated underwriting system (Desktop Underwriter) as applicable Follow up on required documentation Issue Loan Commitment upon receipt of conditional approval Send online status updates as appropriate Review title commitment from closing agent for vesting information, loan amount, tax information, exceptions Review file prior to sending to Pre-Audit.
  • Maintain working knowledge of the Closing/Pre-Audit function. Typical duties include review of: proper insurance coverage and mortgagee clause, milestone comments, tools disclosure tracking, Mavent Compliance, Underwriting Conditions, Inspections, Adjustable Rate information, Custom Fields, Verbal Verification of Employment, and Closing Disclosure Information, prior to closing and working to obtaining complete and accurate information as needed.
  • Maintain working knowledge of the disclosure desk function. The disclosure desk is the most time sensitive area of the mortgage lending process. Staff will be charged with managing the pipeline to ensure that members are provided regulatory required disclosures within 3 days of application. Loans will require a review of critical application information and other pertinent information (i.e. rates, fees). Staff will then order appraisals/valuations and title search to promptly begin the loan processing.
  • Maintain strict confidentiality toward member information, within ECU as well as outside.
