About The Position

The Mortgage Loan Servicing Specialist plays a key role in delivering an exceptional homeowner experience by ensuring the accurate and compliant servicing of consumer mortgage loans. This position supports Southern First’s commitment to relationship banking by providing dependable, detail-oriented loan servicing while maintaining strong internal partnerships and a Client First mindset.

Requirements

  • High school diploma or equivalent required
  • Working knowledge of consumer mortgage servicing and escrow administration
  • Understanding of mortgage-related regulations and compliance requirements
  • Exceptional attention to detail and accuracy
  • Strong organizational skills with the ability to manage multiple priorities
  • Clear and professional written and verbal communication skills
  • Commitment to delivering excellent customer service
  • Ability to work independently and collaboratively in a team environment
  • Proficiency in core banking systems and Microsoft Office applications

Nice To Haves

  • Associate or bachelor’s degree in business, finance, or related field preferred
  • 1–3 years of mortgage servicing, loan operations, or banking experience preferred

Responsibilities

  • Set up and maintain consumer mortgage loans accurately in the core servicing system.
  • Process mortgage payments, escrow disbursements, payoffs, and loan advances.
  • Administer escrow accounts, including analysis, adjustments, and customer communication.
  • Monitor insurance coverage and property tax payments; follow up on exceptions.
  • Perform loan maintenance such as rate changes, payment changes, assumptions, and modifications.
  • Prepare and process mortgage payoffs, lien releases, and satisfactions.
  • Monitor past due levels within the mortgage loan portfolio.
  • At prescribed times of the month/quarter, reach out to borrowers to resolve past due accounts.
  • Discuss repayment plans, loan modifications, or short-term relief options to bring account current.
  • Research and resolve servicing issues and customer inquiries in a timely, professional manner.
  • Ensure compliance with applicable mortgage regulations including RESPA, TILA, and investor guidelines.
  • Support internal audits, regulatory exams, and quality control reviews.
  • Partner closely with mortgage lending, customer service, and accounting teams to deliver a seamless customer experience.
  • Maintain accurate records while adhering to Southern First policies, procedures, and service standards.
  • Complete other duties as assigned.
