About The Position

Lending Hand Mortgage is seeking an experienced, detail-oriented Mortgage Closer to join our growing operations team. The Mortgage Closer is responsible for managing mortgage loans from final underwriting approval through funding while ensuring all closings are accurate, compliant, balanced, and completed on time. This position plays a critical role in preparing Closing Disclosures, balancing transactions with settlement agents and title companies, preparing complete closing packages, coordinating funding, and ensuring compliance with investor, agency, federal, and state requirements. The ideal candidate thrives in a fast-paced environment, possesses exceptional attention to detail, and has a strong understanding of mortgage closing regulations and procedures.

Requirements

  • Minimum 3-5 years of residential mortgage closing experience.
  • Strong knowledge of Conventional, FHA, VA, USDA, and Jumbo mortgage products.
  • Thorough understanding of TRID, RESPA, TILA, CFPB regulations, and general mortgage compliance requirements.
  • Experience preparing and reviewing Closing Disclosures and settlement statements.
  • Proven ability to independently balance loan files and resolve closing discrepancies.
  • Strong understanding of escrow calculations, prepaid expenses, payoffs, lender credits, and seller concessions.
  • Experience preparing complete closing packages for lender review and funding.
  • Knowledge of funding procedures and post-closing requirements.
  • Proficiency with Loan Origination Systems (LOS), including ARIVE, Encompass, LendingPad, or similar platforms.
  • Excellent organizational, analytical, and problem-solving skills.
  • Strong verbal and written communication abilities.
  • Ability to manage multiple deadlines and a high-volume pipeline while maintaining accuracy.

Nice To Haves

  • Experience working for a mortgage broker or correspondent lender.
  • Familiarity with wholesale lending platforms including UWM, Pennymac, NewRez, and other investor portals.
  • Experience balancing and closing 50+ mortgage loans per month.
  • Knowledge of eClosings and remote notarization processes.
  • Previous funding and post-closing experience.

Responsibilities

  • Review approved loan files and verify all underwriting and lender conditions are satisfied prior to closing.
  • Prepare and generate accurate Closing Disclosures (CDs) in compliance with TRID regulations.
  • Calculate, review, and balance loan transactions with title companies, settlement agents, and lenders.
  • Ensure loan fees, lender credits, seller concessions, payoffs, escrows, taxes, insurance, and cash-to-close figures are accurate.
  • Prepare complete closing packages and perform a final quality control review prior to funding.
  • Review Closing Disclosures against settlement statements to ensure accuracy and compliance.
  • Coordinate closing schedules with borrowers, loan officers, title companies, attorneys, real estate agents, and lenders.
  • Issue revised disclosures when needed and ensure regulatory timing requirements are met.
  • Obtain final lender approval for closing and funding.
  • Resolve balancing issues, funding discrepancies, and closing concerns in a timely manner.
  • Review executed closing documents for completeness and accuracy.
  • Submit funding authorization requests and coordinate funding with lenders and settlement agents.
  • Ensure all documents are executed properly and received according to investor and compliance standards.
  • Maintain detailed file notes and communication records within the loan origination system.
  • Monitor pipeline deadlines to ensure all closings occur on or before contract and rate lock expiration dates.
  • Provide outstanding customer service and communication throughout the closing process.
  • Collaborate with Loan Officers, Processors, Underwriters, Loan Partners, and Post-Closing staff to ensure smooth loan delivery.
