Responsible for assisting with operational maintenance, troubleshooting, diagnostics, housekeeping, and repairs on commercial/industrial buildings, industrial systems, grounds, and maintenance equipment for assigned properties/facilities. This role involves inspecting, calibrating, maintaining, troubleshooting, testing, and repairing various facility systems including HVAC, electrical, lighting, fire, life safety, boilers, refrigeration units, compressors, motors, and pumps, along with their associated controls. The technician will also provide facility maintenance services such as carpentry, plumbing, painting, and snow removal to ensure the client's building infrastructure and grounds are maintained. A key aspect of the role is utilizing a CMMS computer system for documenting tasks, equipment histories, parts replaced, hours worked, and response/completion times. The position requires adherence to national and local codes, OSHA, state, and municipal requirements, as well as C&W SERVICES safety policies. The technician must be able to work effectively in both informal and formal teams, communicate repair statuses to supervisors, and coordinate with vendors and customer representatives. Daily surveys of buildings to identify repair and preventive maintenance needs are expected, along with regular reporting to management. Continuous professional development in advancing technology, safety, and skill improvement is encouraged. The role also includes being available for on-call duty during nights, weekends, and holidays for emergencies, and potentially flexible hours to meet client needs.
