Requirements

B.S. in construction management/science, engineering, or relevant discipline preferred, or equivalent combination of education (High School diploma) and experience
8+ years of commercial construction field experience, including direct supervisory and MEP experience
Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)
Proficient with reading plans and specs
Ability to build and manage high performing teams

Responsibilities

Begin work on a project near the beginning when drawings are first submitted by the owner/architect for conceptual estimating.
Evaluate the complexity of the mechanical/electrical design and estimate both the construction costs and maintenance.
Ensure the constructability of the design and compatibility with local building codes.
Determine the scope of the project, the materials to be utilized, and manpower requirements for each construction phase.
Serve as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems in technical terms and explaining any anticipated difficulties with the plans.
Attend weekly meetings with owners, architects, and subcontractors to outline work, phasing, problems encountered, and quality of work.
Hold separate meetings with mechanical/electrical contractors as necessary.
Ensure that all mechanical/electrical shop drawings are submitted by the subs in a timely manner and examine them for completeness.
Use a pin bar system/overlay system or CAD system to help identify potential space requirement problems and coordinate shop drawings between subs to reduce design errors.
Check all shop drawings for P.PE routes, dimensions of toilet rooms, etc., and check all underground piping as it is being installed.
Check solder connections, flanges, etc., for quality of work and ensure that all heavy pipe and other mechanical equipment is in place before walls are poured.
Check shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and placement of emergency generator equipment.
Perform detailed inspections of work in progress to ensure quality of installation and adequacy of the system.
Meet regularly with city electrical inspectors and inspect work in progress.
Resolve problems with the architect and subcontractor as they arise.
Plan the daily and weekly activities for each craft within the scope of the overall construction schedule.
Provide detailed technical instructions for each foreman, ensuring a clear understanding of the work to be performed, methods to be used, manpower resources to be allocated, and expected completion date.
Resolve any ambiguities in the plans and drawings before actual construction begins.
Provide technical guidance and assistance in resolving day-to-day construction problems encountered.
Assist the PM as necessary in estimating change orders.
Ensure compliance with all Federal, State, and Local Laws, ordinances and codes relating to construction activities, including company policies and procedures.
Assume overall responsibility for the health and safety of employee-owners.
Inspect all field construction work in progress, including subcontracted work, and ensure uniformly high-quality workmanship.
Point out deficiencies promptly with responsible parties and follow up to ensure corrections.
Check sheet metal shop drawings for compliance with various building codes (duct liners, hangers, duct connections, etc.).
Check ceiling space allotments carefully; flattening ductwork where feasible, rerouting ducts if necessary, etc.
Coordinate diffusers with lighting fixtures and sprinkler heads.
Check fire dampers for code compliance.
Inspect piping during installation and ensure required insulation is placed correctly.
Check vapor barriers for proper seal and review exposed pipe for heat tracing and freeze protection.
Establish early contact with city fire department inspectors and invite them to inspect work in progress.
Review all fire sprinkler system shop drawings and ensure their adequacy and completeness to meet local codes.
Coordinate tamper and flow switches with the fire alarm system.
Inspect all fire sprinkler work in progress for quality and completeness.
Inspect and coordinate the installation of all life safety systems, smoke evacuation systems, pressurized portions of the building, fireman control centers, building and elevator distress communication systems, fire extinguishers, etc.
Review all change orders carefully to ensure building code requirements are met, changes will not impact other electrical/mechanical systems adversely, and cost estimates are reasonable and customary.
Resolve any technical problems encountered with the architect.
Review all pay requests from subcontractors and ensure they are proper and timely.
Resolve any problems encountered in payments to subcontractors.
Work extensively with subordinate MEP Coordinators to ensure they receive technical guidance and training.
Act as a liaison between owners, architects, general contractors, and all associated disciplines.
Maintain detailed and accurate daily job diaries of all activity associated with field construction activities.
Perform a variety of tasks associated with completion of a project to include close-out punch lists, etc.
Perform other duties as assigned.
