About The Position

AC Corporation, a Crete United company, is a well-established mechanical contractor with a long track record across North and South Carolina. We're hiring a Mechanical Project Manager in Charleston to own client projects from estimate through closeout and to grow long-term relationships with owner-direct customers. This role suits a PM who wants real ownership: estimating, buyout, execution, margin, and the customer relationship. You'll manage a mix of owner-direct work, along with design-build and design-assist projects.

Requirements

  • 5+ years of mechanical (HVAC) construction project management experience
  • Ability to estimate mechanical work
  • Working knowledge of HVAC systems layout, design, and installation
  • Experience coordinating mechanical work with other trades, GCs, and owners
  • Ability to negotiate with customers and resolve conflicts while protecting the relationship
  • Strong written and verbal communication with field, technical, and executive audiences
  • Proficiency in Excel, Word, and Bluebeam
  • Pre-employment drug test required.

Nice To Haves

  • Degree in construction management, mechanical engineering, or a related field preferred; equivalent experience considered
  • Experience with AutoCAD and Viewpoint a plus

Responsibilities

  • Maintain and grow long-term owner-direct relationships with assigned key accounts through regular customer visits, progress updates, and coordination.
  • Price mechanical work through both site surveys and plan review.
  • Lead project setup and buyout, and coordinate with supervisors, foremen, and other trades.
  • Issue purchase orders for equipment, materials, and subcontractors on time to protect the schedule.
  • Build the project plan, including scope, resources, and timing, and coordinate with field superintendents, clients, general contractors, and subcontractors to meet completion dates.
  • Identify and price scope changes with the client or GC. Make sure field foremen understand the original scope so changes are caught early.
  • Work with trade superintendents to staff each project with the right number of workers at the right skill level. Keep manpower projections current.
  • Complete monthly billings, job cost reports, and manpower forecasts to protect estimated margins. Submit POs and subcontracts to accounting on time and resolve unapproved invoices.
  • Make sure labor and materials meet project specifications through site visits, drawing and spec review, and ongoing client communication.
  • Deliver as-built drawings and O&M manuals, set warranty dates, complete punch list items, and collect final billing.
