About The Position

Yearout Mechanical is seeking a highly motivated Mechanical BIM Detailer to support our Virtual Design & Construction (VDC), BIM, and project delivery teams. This role is responsible for developing, coordinating, and detailing mechanical systems including plumbing, piping, and sheet metal systems for commercial and industrial construction projects. The Mechanical BIM Detailer will work closely with engineers, project managers, field foremen, and fabrication teams to create accurate construction and fabrication drawings that support efficient installation and prefabrication. In a design-build environment, this role will contribute from conceptual design through project completion, helping identify design conflicts, optimize system routing, and ensure constructability.

Requirements

  • Associate degree, technical certification, or equivalent industry experience preferred.
  • Completion of or willingness to attend Fabrication CADmep and AutoCAD training.
  • Union membership with the International Association of Sheet Metal, Air, Rail and Transportation Workers (SMART), or ability to obtain membership if required.
  • Minimum 5 years of field experience in mechanical construction, preferably as a Foreman or Lead Installer.
  • Experience with mechanical, plumbing, piping, or sheet metal systems.
  • 5+ years of mechanical detailing experience.
  • 5+ years of experience with plumbing, piping, and/or sheet metal systems.
  • Demonstrated experience leading coordination efforts and supporting complex projects.
  • Strong ability to read and interpret construction drawings, specifications, and submittals.
  • Proficiency with Fabrication CADmep, AutoCAD, and related BIM software.
  • Knowledge of mechanical construction means and methods.
  • Understanding of prefabrication and shop drawing processes.
  • Ability to identify design and constructability issues and develop practical solutions.
  • Strong organizational, time management, and multitasking skills.
  • Effective verbal and written communication skills.
  • Self-starter with the ability to work independently and collaboratively.
  • Proficient with Microsoft Office applications, email, and web-based project management tools.
  • Commitment to continuous learning and professional development.
  • Must be able to work at a computer for extended periods.
  • Must be able to lift up to 25 pounds.
  • Must successfully pass required drug screening, physical examination, background check, employment verification, and reference checks.
  • Valid driver's license and acceptable driving record required.
  • This is a union position. You must be a member or become a member of the International Association of Sheet Metal, Air, Rail, and Transportation Workers Union.
  • This position is considered a non-exempt position for purposes of federal wage-hour law, which means that you will be eligible for overtime pay for hours worked more than 40 in a given workweek.
  • Candidates must have current work authorization in the U.S.; visa sponsorship is not available for this position.

Responsibilities

  • Coordinate with engineers, project managers, field foremen, and fabrication teams throughout project execution.
  • Communicate design conflicts, constructability concerns, and coordination issues to project stakeholders.
  • Collaborate with engineering teams during design-build projects to develop efficient mechanical system layouts.
  • Support project managers with submittal reviews and coordination activities.
  • Develop detailed BIM models and construction drawings for plumbing, piping, and sheet metal systems.
  • Utilize Fabrication CADmep and AutoCAD to create installation and fabrication-ready drawings.
  • Coordinate mechanical systems with architectural, structural, and other trade disciplines.
  • Identify and resolve design conflicts and constructability issues prior to installation.
  • Generate fabrication drawings and material lists to support shop production and field installation.
  • Optimize routing and layout of systems to improve installation efficiency and reduce costs.
  • Verify existing field conditions as necessary to support accurate modeling and coordination.
  • Review construction documents, plans, specifications, and submittits for accuracy and coordination.
  • Coordinate with fabrication shops to ensure drawings and project information are transmitted accurately.
  • Support prefabrication initiatives by developing detailed and coordinated shop drawings.
  • Participate in coordination meetings and project planning activities.
  • Work closely with field teams to ensure drawings accurately reflect project requirements and installation needs.
  • Maintain accurate BIM models, fabrication drawings, and project documentation.
  • Assist in reviewing and incorporating submittal revisions and design changes.
  • Document coordination decisions and communicate updates to project teams.
  • Ensure project files and drawings are organized and maintained according to company standards.
  • Provide technical guidance and mentoring to junior detailers.
  • Support BIM and detailing standards across projects.
  • Assist with workload planning and project coordination as assigned.
  • Promote best practices in modeling, coordination, and fabrication detailing.
