About The Position

We are seeking a strategic, creative, and highly organized Marketing Manager to lead marketing across an approximately 40-property multifamily portfolio throughout the Southeast and Mid-Atlantic. The Marketing Manager will oversee both portfolio-wide brand strategy and property-level marketing, with a focus on driving qualified traffic, leasing velocity, occupancy, revenue, and resident retention. The ideal candidate is equally comfortable analyzing performance data, developing strategy, and executing hands-on marketing initiatives. The role oversees digital marketing, ILS strategy, reputation management, creative assets, websites, advertising, analytics, vendor relationships, marketing communications, and company branding. The Marketing Manager will partner closely with Operations, Regional and Community Managers, Revenue Management, Development, and other internal teams. This is a remote position supporting a geographically dispersed portfolio. The successful candidate must be comfortable collaborating virtually with property and corporate teams across multiple markets while managing multiple priorities independently. The ideal candidate is a strategic marketer who can also execute - someone who can identify a performance issue, analyze the data, develop a solution, and then roll up their sleeves to implement it. They are organized, detail-oriented, creative, commercially minded, and comfortable managing priorities across a geographically dispersed portfolio. This is a remote position with 25–40% travel, based on business needs, portfolio activity, and company initiatives. Travel may include property visits, photography and video shoots, company meetings, training, conferences, and other business needs. Proximity to a major airport is preferred. Candidates should be comfortable traveling periodically and working virtually with teams across multiple markets.

Requirements

  • Bachelor’s degree in Marketing, Business, Communications, or related field, or equivalent experience.
  • 3–5 years of marketing experience; multifamily, real estate, property management, or hospitality experience strongly preferred.
  • Experience managing marketing across multiple properties, markets, or locations.
  • Strong knowledge of ILS platforms and multifamily digital marketing.
  • Experience with websites/CMS, Google Ads, SEO, social media, email marketing, reputation management, and analytics.
  • Experience with Canva and Adobe InDesign; RENTCafe and G5 experience preferred.
  • Strong analytical, project management, organizational, and communication skills.
  • Exceptional attention to detail and a strong eye for branding, design, photography, and visual storytelling.
  • Ability to translate data into actionable strategies and independently drive projects to completion.
  • Creative, proactive, self-directed problem solver who thrives in a fast-paced environment.
  • Proficiency with Microsoft Office, including Excel, Word, PowerPoint, and Outlook.
  • Strong commitment to collaboration, accountability, and company standards.

Responsibilities

  • Develop and execute portfolio and property marketing strategies aligned with occupancy, revenue, leasing, traffic, and retention goals.
  • Analyze property performance and create action plans for communities experiencing traffic, lead, conversion, occupancy, or reputation challenges.
  • Manage the full marketing funnel from awareness through lead, tour, application, lease, move-in, and renewal.
  • Develop and optimize ILS, paid search, paid social, programmatic, geotargeting, SEO, email, and other demand-generation strategies.
  • Monitor marketing ROI, cost per lead, cost per lease, lead quality, and conversion performance; recommend budget reallocations as needed.
  • Support marketing for acquisitions, developments, renovations, repositioning, management transitions, and property launches.
  • Oversee property websites, landing pages, Google Business Profiles, social media, ILS listings, email, digital advertising, virtual tours, video, and other digital channels.
  • Ensure marketing content is accurate, current, compelling, on-brand, and optimized for leasing performance.
  • Develop and oversee brochures, flyers, advertisements, signage, resident communications, social content, presentations, pitch decks, and other marketing materials.
  • Maintain consistent corporate and portfolio branding across all channels.
  • Coordinate photography, video, drone, floor-plan, and other visual assets.
  • Conduct regular audits of websites, ILS listings, digital profiles, social media, and marketing materials.
  • Build and maintain marketing reporting and dashboards across the portfolio.
  • Track traffic, leads, tours, applications, conversions, ILS performance, advertising ROI, occupancy, reputation, and retention indicators.
  • Translate data into actionable recommendations and communicate performance and priorities to leadership.
  • Monitor online reputation, review performance, and resident feedback; partner with Operations to address issues affecting reputation and retention.
  • Monitor competitors, market conditions, pricing, concessions, promotions, and positioning.
  • Assist with the annual marketing budget and monitor spend, invoices, contracts, and ROI.
  • Manage marketing vendors and ensure deliverables, timelines, and budgets are met.
  • Maintain marketing calendars, project timelines, vendor records, and the company’s SharePoint marketing library.
  • Manage multiple initiatives simultaneously from concept through completion.
  • Partner with Regional Managers, Community Managers, leasing teams, and internal departments to support property-level marketing and leasing goals.
  • Provide marketing guidance, resources, and training to on-site teams.
  • Proactively identify issues and opportunities and recommend solutions.
  • Develop and distribute a monthly company-wide marketing calendar.
  • Create marketing materials supporting third-party management, company branding, and business development.
  • Ensure marketing complies with Fair Housing, accessibility, company, and applicable local, state, and federal requirements.
  • Ensure required approvals are obtained for campaigns, branding, and marketing materials.
