About The Position

ERM is seeking a seasoned and motivated Land Services Project Manager to lead high-impact land and capital projects at scale. This role offers a visible leadership position within ERM's growing Capital Project Delivery (CPD) team in the Mid-Atlantic Region, guiding multidisciplinary teams, strengthening client relationships, and delivering complex land services solutions across the United States for leading organizations. The position is critical for ensuring projects move forward responsibly, on schedule, and with community and client trust at the forefront, specifically supporting energy, infrastructure, and industrial developments nationwide. It focuses on land access, stakeholder engagement, and regulatory navigation.

Requirements

  • 4+ years of consulting experience with demonstrated responsibility for project management, relationship management, and team leadership.
  • Proven ability to manage multiple priorities and deadlines while coordinating cohesive delivery teams.
  • Strong technical competence in land services, title research, valuation studies (excluding appraisals), permitting, or related activities.
  • Experience developing and maintaining long-term client relationships.
  • Well-developed leadership, influencing, and collaboration skills, with a reputation for integrity and professionalism.
  • Ability to work independently and within multidisciplinary teams.
  • Valid driver's license and/or the ability to operate a company vehicle due to frequent travel to various client locations across a large geographical area.
  • Strong commitment to safety and compliance.
  • Not eligible for immigration sponsorship.

Responsibilities

  • Lead and manage multiple land services projects from planning through delivery, ensuring scope, schedule, budget, and quality expectations are met.
  • Serve as a trusted advisor to clients, building long-term relationships and identifying opportunities to support evolving project needs.
  • Act as a key liaison between clients, property owners, land agents, and project stakeholders to ensure clear communication and positive outcomes.
  • Mentor and guide project teams, supporting collaboration, workflow planning, and professional growth.
  • Contribute to ERM’s continued growth through proposal development, strategic planning, and operational excellence.
  • Develop proposals, scopes of work, budgets, project plans, schedules, and progress reports.
  • Oversee or review deed and title research, land valuation studies, permitting applications, and related documentation.
  • Support preparation and submission of permits, licenses, and bonds (e.g., road/rail crossings, building permits, hauling permits).
  • Investigate and support resolution of damage claims, assessments, and settlement negotiations.
  • Supervise and coordinate support staff, land agents, and subcontractors.
  • Support workflow planning, resource allocation, budget tracking, and financial reporting.
  • Monitor project financial performance and provide regular updates to stakeholders.
