About The Position

This position is responsible for the overall management and operation of an apartment site, ensuring compliance with regulations, tenant satisfaction, and property maintenance. The role involves supervising staff, managing tenant relations, coordinating activities, and marketing the site to minimize vacancies.

Requirements

  • High school diploma or GED required.
  • Valid Driver’s License that meets agency policy.

Nice To Haves

  • Associate's degree preferred.
  • 2 years of office or supervisory experience preferred.
  • Pass and maintain national Certification as Certified Occupancy Specialist.

Responsibilities

  • Implement policy and procedure at the apartment site.
  • Ensure paperwork completion in compliance with HUD regulations.
  • Process required HUD and agency paperwork related to tenant selection through move-out procedures.
  • Maintain knowledge of regulatory and policy/procedure changes and pass/maintain national Certification as Certified Occupancy Specialist.
  • Supervise performance of Live-in Building Caretaker, providing feedback and direction.
  • Provide oversight and direction to maintenance technician at site.
  • Ensure adequate site coverage, including on-call and time-off scheduling.
  • Maintain accurate records and files, and maintain confidentiality.
  • Plan and monitor group-sponsored trips, recreational activities, and social functions.
  • Transport group trips as necessary and arrange for weekly grocery shopping trips.
  • Ensure large physical plant and systems, and vehicle are maintained according to standards, including preventive maintenance.
  • Maintain knowledge of systems, trouble signals, and remedies.
  • Represent agency to contractors and vendors, facilitating repair work.
  • Market the site, minimize vacancy rate and duration, and maintain an adequate waiting list.
  • Conduct tours and highlight product features and benefits.
  • Identify and maintain knowledge of community resources and engage in community integration.
  • Develop relationships and represent site, department, and agency at community events.
  • Act as a first resource for tenants, including orientation and handling ongoing issues.
  • Order supplies and equipment.
  • Maintain open communication with tenants and families through newsletters, meetings, and other venues.
  • Provide cross-coverage for other sites and additional support as needed.
  • Participate in peer training and auditing.
  • Exhibit commitment and flexibility in on-call responsibilities, including evening backup and alternate weekends.
  • Comply with all agency policies and procedures.
  • Perform other duties as assigned.
