This role is responsible for implementing policy and procedure at the apartment site, ensuring paperwork completion to be in compliance with HUD regulations. The Manager, Senior Services accurately processes required HUD and agency paperwork related to tenant selection through move-out procedures, per regulatory and departmental compliance. They maintain knowledge of regulatory and policy/procedure changes and must pass and maintain national Certification as Certified Occupancy Specialist. This position supervises the performance of the Live-in Building Caretaker, providing on-going feedback and direction. They also provide oversight and direction to the maintenance technician at the site, giving feedback and direction regarding work that needs to be completed. The role ensures adequate coverage of the site, including on-call and time-off scheduling, and maintains accurate records and files, ensuring confidentiality. The Manager independently plans and monitors group-sponsored trips, recreational activities, and social functions according to tenant interests, available resources, and schedule, and transports group trips as necessary. They arrange for a weekly grocery shopping trip and ensure that the large physical plant and systems, and vehicle are maintained according to standards, including preventive maintenance. The Manager maintains knowledge of the systems, trouble signals, and remedies. They represent the agency to contractors and vendors, facilitating repair work done at the site from initial contact/scope through completion to satisfaction. The role independently and proactively markets the site, minimizes vacancy rate and duration, and maintains an adequate waiting list. They conduct tours and highlight product features and benefits. The Manager independently identifies and maintains knowledge of community resources, actively engages in community integration via marketing, special programs, recognition initiatives, and collaborations. They develop relationships and represent the site, department, and agency at community events. The Manager acts as a first resource for tenants, including orientation to the site and requirements, and handles ongoing issues. They order supplies and equipment and maintain open communication with tenants and families through monthly newsletters, tenant meetings, and other venues as necessary. This position provides cross-coverage for other sites and additional support as needed, participates in peer training and auditing, and exhibits commitment and flexibility in on-call responsibilities, including evening backup and alternate weekends. The role complies with all agency policies and procedures and performs other duties as assigned.
