About The Position

Under the direct supervision of the Community Administrator/Executive Director and the general supervision of the Corporate Director of Marketing, the Sales & Marketing Manager plans, manages, and executes the sales and marketing activities of a senior living community. This role drives qualified lead generation, builds relationships with prospective residents and their families, and guides them through the residency and move-in process to achieve the community’s sales and occupancy goals. The position may supervise additional employees as assigned.

Requirements

  • Bachelor’s degree in business, marketing, public relations or related field.
  • Five or more years of related experience.
  • Excellent computer skills, including word processing, spreadsheets and experience with CRMs.
  • Exceptional interpersonal and communication skills; able to make sales and marketing presentations to a variety of people.

Responsibilities

  • Meet or exceed established goals for occupancy, sales, wait list development, and sales activities, including outbound calls, appointments, and personalized follow-up.
  • Meet with prospective residents and their families through scheduled appointments, walk-in visits, and community tours.
  • Identify each prospective resident’s needs, preferences, and service requirements to present appropriate residency options.
  • Maintain consistent follow-up, address questions and concerns, and guide prospective residents toward a residency commitment.
  • Complete required application, contract, and lease procedures accurately and promptly.
  • Maintain the Priority Wait List and ongoing communication with prospective residents.
  • Plan and conduct open houses, seminars, and marketing events on-site and in the broader community.
  • Generate qualified leads and convert inquiries into sales through public speaking, networking, outreach programs, and referral development.
  • Build and maintain relationships with referral partners, outside vendors, and community organizations.
  • Participate in clubs, service organizations, professional associations, and networking events to promote Wesley Woods.
  • Coordinate media, marketing collateral, and publicity materials—including brochures, newsletters, postcards, and flyers—to generate qualified inquiries.
  • Conduct competitive analyses to monitor other communities’ pricing, services, and market positioning.
  • Collect the financial, insurance, and medical documentation required for residency approval.
  • Review residency contracts and related forms for accuracy, completeness, and compliance with applicable requirements.
  • Assist prospective residents with residence interior selections and prepare related selection and renovation forms, or coordinate with third parties responsible for these services.
  • Oversee the weekly move-in schedule and maintain an accurate inventory of available residences.
  • Track resident transitions and anticipated residence availability to support occupancy planning.
  • Work closely with maintenance and housekeeping teams to ensure residences and community spaces meet Wesley Woods’ presentation standards.
  • Maintain accurate electronic and paper records for prospects, referral sources, sales activities, and marketing programs.
  • Prepare and submit required occupancy, sales, marketing, and other periodic reports.
  • Develop and manage the annual occupancy development expense budget.
  • Identify marketing product, equipment, and supply needs and maintain appropriate inventory controls.
  • Establish positive working relationships with community leadership, staff, volunteers, corporate partners, and advisory partners.
  • Collaborate across departments to support prospective residents, coordinate move-ins, and achieve community goals.
  • Participate in multidisciplinary leadership meetings, community events, and off-site meetings.
  • Travel as needed to support outreach, meetings, and marketing activities.
  • Supervise assigned employees as directed and appropriate.
  • Take initiative to resolve problems and recommend improvements to procedures and departmental coordination.
  • Attend relevant meetings, professional training, and development seminars to remain current in senior living sales and marketing practices.
  • Perform other duties as assigned.
