The Forum Real Estate Income and Impact Fund (REIIF) is a sector-leading Fund investing in institutional-quality purpose-built student housing, multi-family rentals, and furnished apartments in supply-constrained markets across Canada. Launched in December 2021 with $200M in gross assets, REIIF ended 2025 at ~$2.8B of gross assets, growing through Forum’s proprietary development pipeline and the Alignvest Student Housing REIT acquisition. Its portfolio includes 32 assets coast to coast. The Manager, Real Estate Finance role involves leading financial oversight across Forum’s growing real estate portfolio. This position is responsible for ensuring the accuracy, integrity, and timeliness of property-level financial reporting, while collaborating with Asset Management and Development teams to support portfolio performance and strategic decision-making. The ideal candidate should possess strong technical accounting expertise combined with a broader understanding of real estate finance and be comfortable operating within a complex, fast-growing platform. Requirements

  • 5-8+ years of progressive experience in real estate finance or property accounting
  • Strong understanding of property accounting, financial reporting, and portfolio-level analysis
  • Experience working with third-party property managers and multi-asset real estate portfolios
  • Proficiency in Yardi and advanced Excel skills
  • Strong analytical and problem-solving skills with attention to detail
  • Effective communicator with the ability to work cross-functionally
  • Ability to manage multiple priorities in a fast-paced, growth-oriented environment

Nice To Haves

  • CPA designation considered an asset
  • Exposure to real estate funds is an asset

Responsibilities

  • Oversee property-level financial reporting across the portfolio, including review of financial statements, variance analysis, and key performance metrics
  • Manage relationships with third-party property managers to ensure accurate and timely reporting, consistent processes, and strong financial controls
  • Partner with Asset Management on monthly and quarterly reviews of asset performance, budgets, and forecasts
  • Assist in the onboarding of new acquisitions to the fund working with the real estate team, corporate accounting, and 3rd party property managers
  • Review and approve fund level journal entries, reconciliations, and cash flow reporting to ensure accuracy and compliance with IFRS/GAAP
  • Contribute quarterly and annual reporting processes, including coordination with auditors and external stakeholders
  • Work directly with our external auditors and tax advisors to ensure accurate records and timely delivery of required reporting to investors, lenders, and investors
  • Ensure lender reporting and debt covenant compliance for all loans and credit arrangements in the real estate portfolio
  • Prepare or review journal entries and related schedules to close the fund level financials including IFRS adjustments, fund level expenses, and fees
  • Liaise with corporate accounting to ensure related party transactions are balanced
  • Prepare or review monthly calculations for each investor class for Forum’s fees, income allocations, and net asset value (NAV)
  • Monitor portfolio liquidity and support cash flow planning across operating assets and development projects
  • Identify and implement process improvements to enhance reporting, controls, and scalability of the finance function
  • Provide mentorship and guidance to junior team members and support a high-performing, collaborative team environment
