About The Position

The Real Estate Finance Supervisor manages general ledger accounting functions and ensures the timely production of accurate internal and external monthly/quarterly operating statements for VOA-GNY's partnerships and related entities. This role supports the Controller in property performance analysis, prepares property budgets, and assists with annual external audits and funder compliance reporting. The supervisor is also responsible for the day-to-day management and supervision of two Senior Real Estate Accountants and aids the Controller in preparing interim financial statements (monthly and quarterly for the Finance Committee) and GAAP Financial Statements with related footnote disclosures.

Requirements

  • Bachelor’s degree in accounting
  • 5-years low-income real estate experience
  • at least 3 years of demonstrative supervisory experience
  • Financial accounting expertise in accordance with U.S. GAAP standards.
  • Strong interpersonal skills and the ability to effectively communicate.
  • Strong working knowledge of Yardi, Excel, Word, & PowerPoint is required.
  • Experienced in writing internal policies and procedures.

Responsibilities

  • Manage residential accounting team and work closely with the Asset Manager/Operations Team.
  • Prepare/review monthly, quarterly and annual financial statements (including variance analysis reports) as well as distribution to appropriate personnel.
  • Manage annual audits, budget preparation and new lease abstracts.
  • Review and assist with preparation of month end close workpaper package inclusive of bank reconciliations, accruals, prepaid rents, fixed asset schedules including GAAP adjustments.
  • Analyze daily cash balance and submission of escrow/reserve reimbursement.
  • Review/approve monthly closing journal entries, invoices, PO and cash receipts postings.
  • Review leases, maintain schedule of leases as well as prepare year-end lease obligation.
  • Review and account for construction activity and capital improvements.
  • Review monthly funding draw submission to lenders, investors and governing agencies.
  • Maintain compliance with partnership agreements, loan agreements for the related entities and Low-Income Housing Tax Credit (LIHTC) standards.
  • Under supervision of the Controller, prepare schedules required by VOA-GNY’s Related Entities’ debt covenants.
