About The Position

The Manager, Property Accounting owns the fixed asset register once assets are placed in service — the standing record of what we own, what it is worth, and how it changes over its life. You will own depreciation, the monthly reconciliation of the fixed asset subledger to the general ledger, and the accounting for transfers, retirements and replacements across the infrastructure asset base. This is a hands-on, execution-oriented role that owns the asset lifecycle from the moment cost lands in the register through to retirement. You will maintain asset master data and componentization, run and review depreciation, account for leased fit-out assets over their lease term, and stand up the retirement and replacement processes we will increasingly need as the self-build portfolio matures. You will partner closely with the project accounting, leasing, tax, operations and reporting teams, and maintain the documentation and controls that support internal and external audit. This role reports to the Senior Manager, Construction Accounting.

Requirements

  • 6+ years of accounting experience, with a strong background in fixed asset or property accounting
  • Demonstrated experience owning a fixed asset subledger and month-end close end to end, delivered to deadline every cycle
  • Hands-on experience with depreciation, asset transfers, retirements and disposals, and subledger-to-general-ledger reconciliation
  • Strong working knowledge of US GAAP and SOX compliance, with proven experience owning control documentation and supporting external audit
  • Proven ability to work cross-functionally with non-accounting teams, including operations and tax
  • ERP systems experience required
  • Demonstrated ability to exercise sound judgment and maintain momentum in high-growth environments, including the capacity to act effectively when faced with ambiguity or incomplete data
  • Excellent organizational, time and self-management skills, and the ability to prioritize and work well under pressure to meet deadlines
  • Applicants must have work authorization that does not require sponsorship from the company now or in the future

Nice To Haves

  • Experience with NetSuite, fixed asset / asset management modules, and close and controls management software is an advantage
  • Strong preference for candidates with a current fixed asset or property accounting background in data centers or comparable capital-intensive infrastructure.
  • Experience standing up or running retirement, replacement and componentization processes for a large asset base.
  • Big 4 public accounting experience; CPA or CMA.
  • Experience working with AI tools.

Responsibilities

  • Own the fixed asset register as the standing record of assets in service, including asset master data, asset classes, useful lives and componentization
  • Own the monthly reconciliation of the fixed asset subledger to the general ledger and resolve differences
  • Partner with the project accounting team on the in-service tie-out, providing the completeness and accuracy check that assets capitalized in the period land accurately in the register
  • Own the monthly depreciation run and review, and ensure depreciation commences on a timely basis following placed-in-service
  • Maintain componentization and useful life assignments in line with policy, and maintain the documentation supporting them
  • Account for leased fit-out and self-development assets in line with policy, including assets depreciated over the initial lease term
  • Own the accounting for asset transfers, retirements, disposals and replacements, including removal of original cost and accumulated depreciation and the treatment of any salvage or removal cost
  • Stand up and maintain the retirement and replacement process for infrastructure assets, so that net book value of specific assets can be identified and replacements, refurbishment and overhaul maintenance can be accounted for correctly
  • Support the identification and accounting for asset impairments and abandonments in partnership with the technical and reporting team
  • Own the period-end reconciliations of the fixed asset and accumulated depreciation accounts
  • Analyze monthly depreciation and asset activity and explain results against budget and forecast
  • Prepare the fixed asset and depreciation schedules required for financial reporting and SEC support
  • Act as the accounting interface to the leasing, operations, tax, corporate accounting and financial planning teams on matters affecting the asset base
  • Support property tax, insurance and other downstream consumers of asset data
  • Maintain process documentation and controls to meet Sarbanes-Oxley 404 requirements
  • Facilitate internal and external audits and respond to information requests on a timely basis
  • Identify and lead process improvements, including automation opportunities
  • Support implementation and testing of new and enhanced asset management and financial systems
