About The Position

Wellstar is seeking a Manager Project Level 3 Construction to oversee the design and construction of healthcare projects from concept to occupancy. This role ensures projects are completed on time, within budget, and in compliance with goals, standards, and regulations. The ideal candidate will have a deep understanding of healthcare project planning, functional working, and specific building type requirements, along with financial, technological, and innovative skills to manage multiple multi-million dollar projects through various delivery models.

Requirements

  • Bachelor's degree in Architecture, Construction Management, or Engineering.
  • 15 or more years of experience in project management.
  • Minimum 7 years of experience directly related to healthcare institutional and ambulatory occupancy-type projects.
  • Minimum 1 year of project management of multiple jobs simultaneously ranging from $3M to $200M+.
  • 20 years of experience in direct management of healthcare institutional and ambulatory occupancy-type projects in lieu of a bachelor's degree.
  • Excellent interpersonal, communication, and organizational skills and leadership/management.
  • Computer skills including professional, written communication skills using e-mail and other written presentation programs (Powerpoint, Word, MS Office).
  • Proficiency using MS Excel, MS Project, and experience with budgeting/accounting web-based programs.

Nice To Haves

  • Certified Healthcare Constructor Certificate, or other similar professional license, obtained within one year of employment.

Responsibilities

  • Provide full service project management on assigned projects from initial scope development through project occupancy and post-occupancy issues.
  • Manage design and construction projects from scope inception, initial budget creation, and schedule definition, through procurement, design management, consultant involvement, construction, user coordination, approvals, FFE procurement and installation, and project close out.
  • Participate in the planning and formulation of design alternatives and solutions for major construction projects.
  • Provide conceptual estimates, feasibility studies, cost estimates, and total project scheduling.
  • Develop and administer project budgets, contracts, schedules, and quality control provisions.
  • Perform project cost estimating and value engineering.
  • Maintain project information and tools digitally and keep all project records electronically updated.
  • Oversee day-to-day management of design and construction projects.
  • Monitor and coordinate work performed by architectural, engineering, consultant, and construction firms.
  • Direct work sequencing to expedite project delivery and minimize disruption to ongoing facility operations.
  • Review and interpret proposed designs, architectural drawings, and building specifications.
  • Authorize the issuance of contracts, purchase orders, and change orders, and approve contractor invoices for payment.
  • Assemble scope of work documents, project schedule, and total project estimate for leadership approval.
  • Research and prepare various reports pertaining to operations, equipment, policies, procedures, and other issues.
  • Provide technical guidance and/or supervision to architects, design engineers, consultants, and building contractors.
  • Represent the company in business with customers, consultants, contractors, and other public and/or private agencies and organizations.
  • Develop and deliver presentations.
  • Communicate effectively, both orally and in writing.
  • Organize documentation, maintain professional updates, manage resources, and establish priorities.
  • Perform work flow analysis and management, gather data, compile information, and prepare reports.
  • Negotiate and manage contractual arrangements.
  • Make complex operating, administrative, and procedural decisions.
  • Review project scope for potential issues with respect to ICRA and/or PCRA policies, focusing on Infection Control proactive problem solving.
  • Manage PCRA policy by all required parties for completion and leadership approval.
  • Ensure system construction complies with all applicable codes and standards (NFPA, JCAHO, OSHA, County/City/State Building Codes).
  • Manage departmental requirements for JCAHO Environment of Care Standards.
  • Perform other duties as assigned.
  • Comply with all Wellstar Health System policies, standards of work, and code of conduct.
