About The Position

The primary objective of the Manager of Building Maintenance is to provide effective and professional management and sound leadership to a team of facility maintenance personnel. The Manager of Building Maintenance is responsible for creating and managing this team, within his/her assigned portfolio, to deliver exceptional operational performance, maintain facilities that meet tenant needs and VOA-GNY standards, and fulfills the special human services mission of VOA-GNY.

Requirements

  • Bachelor’s degree with 5 years of supervision and 2 years of multi-site operations or 7 years of supervision and 3 years of multi-site operations experience in a supportive housing environment.
  • Strong knowledge of property management including: physical plant and systems, budgeting, computer systems/ software, regulatory and funder compliance, purchasing, and inventory knowledge.
  • Strong organizational, time management, administrative, communication, and interpersonal skills.

Responsibilities

  • Hire, onboard, train and supervise a highly motivated team of maintenance personnel within assigned portfolio.
  • Maintain a collaborative and supportive relationship with Program Services.
  • Clearly articulate expectations to the team and hold team members accountable for successful job performance as measured by adherence to property budgets, compliance with regulatory guidelines, and retention of highly qualified personnel.
  • Manage unit vacancies/turnover, work orders, unit inspections, violations, inventory, and third-party vendor contracts at each property in assigned portfolio.
  • Implement and manage preventive maintenance plan.
  • Ensure that each property has a current property management plan in place that adequately addresses all internal and funder requirements.
  • Maintain facility and building systems in working condition.
  • Maintain each property’s physical asset in accordance with all housing codes and within the confines of each property’s budget.
  • Work with VOA-GNY building personnel to ensure safety and maintenance standards are met at each property.
  • Coordinate needed repairs with maintenance team.
  • Conduct regular site visits and building inspections.
  • Ensure VOA follows all fair housing, and local landlord & tenant laws and regulations.
