About The Position

The Manager, Marketing and Specialty Licensing will be responsible for the property’s marketing and specialty licensing programs. For Marketing, they will lead the property’s marketing plan in support of the property’s strategic goals and ensure JLL’s marketing platforms (Marketing for Leasing, Marketing for Sales, Marketing for Revenue), are effectively employed to drive results. For Specialty Licensing, they will oversee and direct the specialty licensing program to achieve the property’s specialty licensing income, ancillary income and occupancy goals. Primary responsibilities include the ongoing licensing of the common area RMUs, temporary kiosks, temporary inline stores and ancillary income. Other accountabilities include budgeting, financial reporting and forecasting. Must demonstrate the ability to juggle responsibilities, prioritize tasks and manage time effectively. In both roles, the focus will be on driving results and providing superior client services to maximize client satisfaction.

Requirements

  • Complete knowledge of Microsoft Office Products: Excel, Word, PowerPoint

  • 3 years in retail, marketing, advertising, or comparable business experience
  • Must have or be willing to obtain Real Estate license within 120 days of employment
  • Flexibility to work varied schedules including weekends and evenings.
  • Direct, support and setup for special events and activations; Ability to walk the property up to several times per day; event set-up/tear down – some lifting required

Responsibilities

  • Develop and implement the annual marketing plan for the property based upon the property’s strategic goals
  • Develop and effectively execute sales promotions, special events, along with internal and external communication strategies to drive tenant sales. Include retailers, as appropriate and deliver it through an annual calendar of events and communications
  • Digital media management: maintain the property’s website, email, mobile and social media programs, as applicable
  • Create an annual marketing budget to support the marketing plan, manage and monitor the marketing budget, actively forecast monthly and make necessary adjustment to meet year-end projections
  • Other responsibilities include sales analysis and statistical data, financial reporting, public relations, media buying, traditional and digital media management, document program results and other general administrative responsibilities
  • Develop and maintain an appropriate level of involvement in community activities representing the property and JLL
  • Work with Regional Marketing Manager, Leasing Agent and Regional Specialty Licensing Manager to ensure leasing collateral is current, complete and accurate including but not limited to leasing packets, research data and property fact sheets
  • Proactively communicate with Client and Regionals as needed or as required. Elements of communication include but not limited to sales narrative, marketing for leasing, marketing for sales and marketing for revenue efforts. Ensure Client and JLL Team are kept apprised of market activities in the trade area
  • Support the property team to maintain appropriate client and tenant satisfaction ratings
  • Identify new and unique prospects for the specialty licensing program and/or permanent leasing
  • Ensure that specialty licensing retailers and amenities enhance the appearance and values of the shopping center and meet JLL’s visual merchandising requirements and standards of professionalism
  • Maintain ongoing communication with permanent licensing agent to ascertain space availability, merchandise mix goals, and incubation candidates
  • Generate alternative revenue through ancillary income opportunities including but not limited to advertising and sponsorships
  • Oversee all specialty licensing retailers to ensure adherence to the property’s Operational Guidelines and Design Criteria
  • Prepare all license agreement documents in JLL’s DealTrak or JLL’s Yardi Retail Manager system upon program transition. Coordinate the execution of agreements with the General Manager and the Licensee
  • Coordinate all national deals with the Regional Specialty Licensing Manager
  • Establish an ongoing partnership with Licensees to maximize individual store sales through a retailer communication/sales program
  • Develop and implement specialty licensing retailer action plans aimed at maximizing sales and increasing the center’s value
  • Communicate and Collaborate with Specialty Licensing National Account Team to optimize revenue opportunity
  • Monitor, control, and adjust, as appropriate, specialty leasing & ancillary revenue and marketing budgets and forecasts, to meet year-end projections
  • Process all license agreements in accordance with JLL Accounting and with JLL’s Data Management procedures
  • Ensure rent is collected timely from all Licensees adhering to the Specialty Licensing A/R Policies & Procedures
  • Collect monthly sales reports from Licensees and generate a sales report, ensuring all percentage rent and percentage in lieu is billed appropriately and timely
  • Review monthly sales reports from permanent tenants and have a thorough knowledge of retailer sales and track key retailer and category trends
  • Ensure each licensee has provided the appropriate Certificate of Insurance
  • Coordinate the set-up, relocation, and breakdown of all specialty leasing Licensees
  • Ensure that JLL Core Practices are followed
  • Monitor the timely receipt of rent collections and ensure landlord/tenant statutes are followed, including rent collected timely from specialty leasing Licensees per the Specialty Leasing A/R Policies & Procedures.
  • Monthly A/R follow-up as directed by PM.
  • Collect monthly sales reports from specialty leasing Licensees and permanent tenants; generate sales reports and ensure percentage rent/percentage in lieu is billed appropriately and timely, tracking key retailer and category trends.
  • Mail/email Tenant statements and assist tenants with any questions or issues regarding their statement.
  • Prepare letters for new tenants, such as Possession letters, Commencement Date Certifications, and Rent Commencement letters.
