The Manager, Capital Planning & Analysis leads the planning, due diligence, scoping, design, underwriting, execution, and reporting of capital projects across the region. The role is responsible for developing scopes of work, project budgets, schedules, and execution plans that align with asset management and investment objectives.

Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, Business, or a related field
  • Progressive experience managing capital projects, construction projects, or asset improvement programs
  • Strong project management, budgeting, and financial analysis skills
  • Experience leading cross-functional teams and managing multiple projects simultaneously
  • Strong communication and stakeholder management abilities
  • Proficiency with project management and financial reporting tools

Responsibilities

  • Lead capital projects from initial concept through project completion
  • Partner with Asset Management, Investments, Design, Residential Services, Engineering, and Operations teams to develop project strategies
  • Conduct due diligence and feasibility assessments for capital improvement opportunities
  • Prepare project scopes, budgets, schedules, and underwriting assumptions
  • Manage consultants, contractors, vendors, and internal project teams
  • Oversee permitting, approvals, and project execution activities.
  • Monitor project financial performance, timelines, risks, and overall results
  • Provide regular reporting and updates to leadership on project status, budgets, and outcomes
  • Ensure projects meet company standards for quality, safety, and resident experience
  • Support long-term capital planning and portfolio improvement initiatives
