About The Position

The Make Ready Technician is responsible for completing all make-ready tasks within established timeframes to minimize vacancy loss. This role involves performing various repairs, ensuring appliance functionality, and maintaining the condition of vacant units to meet ZRS standards before resident move-in. The technician will also be responsible for tracking inventory, adhering to safety regulations, and communicating effectively with the property management team.

Responsibilities

  • Complete all make-ready tasks within established timeframes to minimize vacancy loss.
  • Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
  • Ensure all appliances are operational and in good condition.
  • Change locks and install lockboxes, alarms in newly vacant homes.
  • Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
  • Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
  • Communicate and coordinate with other maintenance staff to ensure efficient workflow.
  • Maintain accurate records of maintenance tasks and supplies used.
  • Notify management of any needed supplies or equipment for make-ready tasks.
  • Adhere to all safety regulations and company policies during repairs and cleaning.
  • Ensure that all tools and equipment are used safely and maintained in good working condition.
  • When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
  • Communicate effectively with the property management team regarding the status of make-ready units.
  • Ensure all vacant homes meet ZRS standards prior to move in.
  • Walk vacant homes prior to move in and write and complete punch lists.
  • Complete and track preventive maintenance during the turn over process.
  • Complete work orders assigned by Supervisor.
  • Provide excellent customer service to residents and potential tenants.
  • Comply with Fair Housing requirements and laws.
