About The Position

The Make Ready Technician is responsible for completing all make-ready tasks within established timeframes to minimize vacancy loss. This role involves performing necessary repairs such as plumbing, electrical, painting, drywall, and flooring. The technician ensures all appliances are operational and in good condition, changes locks, and installs lockboxes and alarms in newly vacant homes. They also monitor supply needs, conduct thorough unit inspections, and coordinate with other maintenance staff for efficient workflow. Effective communication with the property management team regarding unit status and ensuring all vacant homes meet ZRS standards are key aspects of this position. The role also includes completing and tracking preventive maintenance during the turnover process and fulfilling work orders assigned by the supervisor, while providing excellent customer service and complying with Fair Housing laws.

  • The Make Ready Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day.
  • The person must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend and twist repeatedly at the waist and use tools with both hands to perform a substantial amount of the regular job responsibilities.
  • The Make Ready Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds).

Responsibilities

  • Complete all make-ready tasks within established timeframes to minimize vacancy loss.
  • Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
  • Ensure all appliances are operational and in good condition.
  • Change locks and install lockboxes, alarms in newly vacant homes.
  • Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
  • Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
  • Communicate and coordinate with other maintenance staff to ensure efficient workflow.
  • Maintain accurate records of maintenance tasks and supplies used.
  • Notify management of any needed supplies or equipment for make-ready tasks.
  • Adhere to all safety regulations and company policies during repairs and cleaning.
  • Ensure that all tools and equipment are used safely and maintained in good working condition.
  • When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
  • Communicate effectively with the property management team regarding the status of make-ready units.
  • Ensure all vacant homes meet ZRS standards prior to move in.
  • Walk vacant homes prior to move in and write and complete punch lists.
  • Complete and track preventive maintenance during the turn over process.
  • Complete work orders assigned by Supervisor.
  • Provide excellent customer service to residents and potential tenants.
  • Comply with Fair Housing requirements and laws.
