Make Ready/ Porter (Ticket Runner)
About The Position
Irvinton Village Apartments is hiring a Porter/Make Ready (Ticket Runner) in North Houston. The role prepares vacant apartments for market readiness through turnover repairs and improvements, including cleaning, painting, and minor repairs. It also involves maintaining the cleanliness and curb appeal of the community, including shared spaces, grounds, parking areas, and trash areas. The position supports the maintenance team with light tasks, follows safety protocols, keeps tools and equipment in good condition, and reports maintenance or safety concerns to management. This is a HUD property.
Requirements
- Strong attention to detail and ability to follow instructions accurately.
- Ability to work independently as well as part of a team.
- Must be able to occasionally lift 50 lbs.
- Basic knowledge of electrical, plumbing, carpentry, and painting.
Nice To Haves
- 1+ years of experience in maintenance or custodial work is preferred.
- Basic knowledge of maintenance tools and equipment is a plus.
Responsibilities
- Prepare vacant apartments for market-ready status through turnover repairs and improvements.
- Prepare vacant apartments for new residents, including cleaning, painting, and minor repairs.
- Replace hardware and lighting as needed.
- Maintain the cleanliness and curb appeal of community grounds.
- Perform snow removal and clean and maintain grounds and common areas.
- Keep the property clean and free of trash and debris.
- Pick up trash around buildings, parking areas, and common spaces.
- Clean breezeways, stairwells, and other shared areas.
- Maintain dumpster and trash areas.
- Assist the maintenance team with light tasks when needed.
- Provide residents with outstanding customer service.
- Report maintenance or safety concerns to management.
- Follow safety protocols and maintain tools and equipment in good condition.
- Help keep the community neat and welcoming for residents.
