About The Position

Join our team as a Make-Ready Custodian and play a key role in preparing apartment homes for new residents. This position focuses on delivering high-quality apartment turns, detailed cleaning, and maintaining a clean, welcoming property so every new resident walks into a home that’s truly move-in ready. The Custodian reports directly to the Maintenance Supervisor and indirectly to the Community Manager. Responsible for cleaning and maintaining the appearance of community models, vacant units and public access areas including office, clubhouse, restrooms, fitness centers, business center and common halls as well as cleaning and maintaining exterior appearance, as required. Cleaning apartments after move-out and preparing them for new residents, as required. Schedule: Sunday-Thursday

Requirements

  • High School diploma or GED.
  • Minimum of one-month related experience or training.
  • Ability to print and speak simple sentences.
  • Ability to add and subtract two-digit numbers.
  • Observes safety and security procedures; Reports potentially unsafe conditions; uses equipment and materials properly.
  • Maintains a clean driving record to utilize the golf cart on premises, where applicable.
  • Responds to requests for service and assistance.
  • Demonstrates accuracy and thoroughness; Monitors own work to ensure quality.
  • Completes work in timely manner.
  • Is consistently at work and on time and keeps appointments with residents.

Responsibilities

  • Remove all trash from grounds daily.
  • Sweep sidewalks, driveways on a regular basis
  • Water trees, shrubs, grass as needed.
  • Assist in trashing out apartments upon move out.
  • Assist in apartment turns.
  • Paint and spackle.
  • Cleans rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, club house, management office, fitness center, pool area and other work areas
  • Cleans rugs, carpets, upholstered furniture, and draperies.
  • Dusts furniture and equipment.
  • Washes walls, ceiling, and woodwork.
  • Washes windows, door panels, and sills.
  • Empties wastebaskets and empties and cleans ashtrays.
  • Supports the maintenance team with make-readies and lends a hand to housekeeping when necessary.
  • Replenishes bathroom supplies.
  • Replaces light bulbs.
  • Water trees, cuts; trim grass and shrubs, as required
  • Must be available on notice in event of snow and/or ice and other on-site emergencies.
  • Distribute flyers and letters to residents, if necessary.
  • Assist in always keeping the Maintenance shop clean.
  • Responsible for the security of the property always. Keeping all keys to the property in his/her personal possession and refusing to hand the keys to any unauthorized person. (Master keys are never to be given to contractors, vendors or other persons not employed by Woodmont Properties.)
  • Maintain a professional appearance in uniform and always display a good attitude.
  • Be aware of personal hygiene and cleanliness while on the job.
  • Utilize the company golf cart while on premises to travel between different buildings in the community, where applicable.
  • Report incidents and accidents immediately to your Manager.
  • Open, close, and monitor the hot tub and pool from 11am to 8pm Sunday through Saturday, as per New Jersey Bathing Codes
  • Perform daily custodial duties at the communities common areas.
  • Assist the Maintenance Supervisor with basic maintenance tasks.
  • Be available to share the on-call rotation.
