About The Position

Maintenance duties will be divided into daily, weekly, monthly and quarterly categories. The role involves ensuring the property is well-maintained and presentable. This includes groundskeeping, waste management, cleaning of common areas and restrooms, and responding to work orders. Specific tasks are assigned to daily, weekly, monthly, and quarterly schedules. The maintenance person must also coordinate with site management and inform the Property Manager before hiring any independent contractors for repairs.

Requirements

  • Ability to perform daily, weekly, monthly, and quarterly maintenance tasks.
  • Knowledge of groundskeeping, waste management, and cleaning procedures.
  • Ability to identify and address hazards.
  • Skill in checking and refilling restroom supplies.
  • Ability to manage and respond to work orders.
  • Proficiency in cleaning common areas, hallways, restrooms, and laundry rooms.
  • Ability to maintain landscaping, including weeding and spraying.
  • Skill in preparing vacant units for rent.
  • Ability to check and ensure site lighting is functional.
  • Proficiency in deep cleaning laundry rooms and washing windows.
  • Ability to clean light fixtures and maintain maintenance areas.
  • Skill in changing HVAC filters and checking smoke alarms.
  • Ability to assist with unit inspections and replace furnace filters.
  • Skill in checking and clearing gutters and downspouts.
  • Must inform the Property Manager before hiring an independent contractor for maintenance repairs.

Nice To Haves

  • Experience with two-story (or higher) building maintenance, including gutters and downspouts.

Responsibilities

  • Daily: Walk grounds picking up trash and litter, making sure all traffic areas are free of any hazards.
  • Daily: Check dumpster areas for overflowing trash, clean and sweep areas.
  • Daily: Check common areas for trash and empty any trash containers on site.
  • Daily: Public restrooms should be checked and any toiletry supplies refilled.
  • Daily: Check laundry rooms.
  • Daily: Check for any new work orders in the maintenance box or with the site management.
  • Weekly: Clean dumpster area.
  • Weekly: Clean common areas, hallways, restrooms, laundry room.
  • Weekly: Blow off or sweep parking lots.
  • Weekly: Make sure all weeds are pulled and sprayed with weed killer.
  • Weekly: Check all landscaping to see if trimming is needed.
  • Weekly: Check all vacant units, do necessary steps to get rent ready.
  • Weekly: Check site lighting after dark to make sure everything is working properly.
  • Weekly: Complete work orders.
  • Monthly: Deep clean laundry room.
  • Monthly: Wash common area windows as needed.
  • Monthly: Clean out all light fixtures of bugs and debris.
  • Monthly: Clean and organize maintenance areas.
  • Monthly: Change filters on any common area HVAC units.
  • Monthly: Check any common area smoke alarms.
  • Quarterly: Assist site manager with quarterly inspections of units, replace all furnace filters.
  • Quarterly: Check gutters and downspouts for debris.
  • Coordinate with site manager and Property Manager regarding repairs and inspections.
