About The Position

This is a part-time maintenance position responsible for various upkeep duties divided into daily, weekly, monthly, and quarterly tasks. The role involves maintaining the grounds, common areas, restrooms, laundry rooms, and vacant units to ensure a safe and clean environment. Responsibilities also include responding to work orders and assisting with property inspections.

Requirements

Ability to perform daily, weekly, monthly, and quarterly maintenance tasks.
Ability to walk grounds and pick up trash.
Ability to check and clean dumpster areas.
Ability to refill restroom supplies.
Ability to check laundry rooms.
Ability to respond to work orders.
Ability to clean common areas, hallways, restrooms, and laundry rooms.
Ability to sweep parking lots.
Ability to pull weeds and apply weed killer.
Ability to check landscaping for trimming.
Ability to prepare vacant units for rent.
Ability to check site lighting.
Ability to deep clean laundry rooms.
Ability to wash windows.
Ability to clean light fixtures.
Ability to organize maintenance areas.
Ability to change HVAC filters.
Ability to check smoke alarms.
Ability to assist with unit inspections.
Ability to replace furnace filters.
Ability to check gutters and downspouts.
Must inform Property Manager before hiring an independent contractor.

Responsibilities

Walk grounds picking up trash and litter, ensuring traffic areas are hazard-free.
Check dumpster areas for overflowing trash, clean and sweep them.
Check common areas for trash and empty containers.
Refill toiletry supplies in public restrooms.
Check laundry rooms.
Check for new work orders.
Clean dumpster area weekly.
Clean common areas, hallways, restrooms, and laundry rooms weekly.
Blow off or sweep parking lots weekly.
Pull and spray weeds with weed killer weekly.
Check landscaping for trimming needs weekly.
Check vacant units and prepare them for rent weekly.
Check site lighting after dark weekly.
Complete work orders weekly.
Deep clean laundry room monthly.
Wash common area windows as needed monthly.
Clean out light fixtures of bugs and debris monthly.
Clean and organize maintenance areas monthly.
Change filters on common area HVAC units monthly.
Check common area smoke alarms monthly.
Assist site manager with quarterly inspections of units.
Replace all furnace filters quarterly.
Check gutters and downspouts for debris quarterly.
Inform Property Manager before an independent contractor performs a maintenance repair.
