Under general supervision, perform building maintenance and plant maintenance tasks. Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned. Inspects buildings and equipment for needed repairs and maintenance. Repairs and maintains heating and cooling systems as required. Installs or replaces floors and ceramic tiles. Repairs or replaces electric plugs and cords. Drives vehicles as needed. Performs service on pumps, air handlers, cooling towers, etc. Repacks, changes oil/filters, lubricates, etc. Operates drills, buffers, grinders, sanders, and various power saws, i.e. radial arm, skill, etc. Operates acetylene cutting torch, welder, etc. Performs basic plumbing installations/repairs i.e. install and repair faucets, unclog drains, replace valves, etc. Performs semi-skilled carpentry work in the construction and repair of walls, ceilings, etc. Operates forklift. Reads profiles/blueprints. The Maintenance Worker III is responsible for inspecting buildings and equipment to identify, diagnose, and complete necessary repairs and maintenance to support safe and efficient facility operations. This role performs a wide range of semi-skilled tasks across multiple trades, including carpentry (repairing furniture and installing or repairing flooring), electrical work (replacing plugs and cords), plumbing installations and repairs, and servicing mechanical systems such as pumps, air handlers, and cooling towers. The position requires a strong understanding of building systems, attention to detail, and the ability to work independently or collaboratively while performing general maintenance and construction tasks efficiently and safely.
