About The Position

Vicinia Property Management is searching for a Maintenance Turnkey Punch Technician/Painter. This role is crucial for ensuring our properties are in excellent condition for new residents. The ideal candidate will be skilled in both painting and light maintenance tasks, ensuring units are move-in ready and meet our high-quality standards. Requirements

A high school diploma or GED equivalent is required.
Valid driver’s license and good driving record required.
Reliable transportation with auto insurance required.
A minimum of one to three years verifiable hands-on general maintenance and painting, drywall repair, or general apartment maintenance make-readies.

Responsibilities

Perform interior and exterior painting, including full-unit repaints, trim work, door painting, and exterior touch-ups.
Prepare surfaces by scraping, sanding, spackling, and applying primer.
Patch holes, repair cracks, and texture minor drywall damage.
Repair minor plumbing issues (e.g., swapping out faucet aerators, clearing basic clogs, or tightening loose toilet seats).
Handle basic electrical repairs like replacing faceplates, changing out light bulbs, or swapping light fixtures.
Replace or adjust door hardware, cabinet pulls, window latches, and blinds.
Change unit locks, rekey cylinders, and cut new keys for incoming residents.
Walk vacant units to identify cosmetic and minor mechanical defects, compiling a final "punch list" of items to address.
Ensure completed units pass management quality checks before the scheduled move-in date.
Maintain clean, organized workspaces and storage of paint inventory.
Assist with light common-area painting or property curb appeal projects as needed.
Works as a team participant along with the maintenance team and community manager to ensure the community meets the quality maintenance standards set by the Company.
