Requirements

Must have HVAC certification
Experience in plumbing repair
Ability to turn apartments in 5 days
Experience in electric repairs
Appliance repair skills
Proficiency in plaster/drywall repair
Strong painting skills
Experience in lock replacement
Familiarity with apartment unit turnovers in old and new buildings
Valid driver's license, clean driving record, and reliable vehicle for daily work assignments and on-call rotation
Possession of own basic tools
Excellent problem-solving and decision-making abilities
Familiarity with budgeting and cost control principles
Practical communication skills for interactions with team members, vendors, and residents

Nice To Haves

Familiarity with property management operations is a plus

Responsibilities

Provide exceptional service to residents, exceeding expectations.
Address resident maintenance and service requests promptly.
Identify and resolve hazardous property conditions.
Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
Maintain grounds and ensure cleanliness.
Respond to emergency calls when on-call.
Implement cost-saving initiatives and manage budgets effectively.
Respond to resident requests within 24 hours.
Manage maintenance team's hours, focus, and on-call schedule.
Provide mentorship and coaching to team members.
Maintain a well-stocked maintenance shop without unnecessary spending.
Streamline purchasing processes for cost-effective acquisitions.
Perform technician and groundskeeper duties as needed.
Efficiently schedule vacancies for 5-day turns.
Assign service requests for a 24-hour turnaround.
Manage security deposit dispositions and attend meetings as required.
