About The Position

The Maintenance Technician ensures the community remains safe, functional, and well-maintained by diagnosing and repairing building and apartment systems. The role provides timely, high-quality service to residents, supports preventative maintenance programs, and helps preserve the property’s physical assets through consistent care and attention. The position includes participating in on-call rotations and responding to emergency maintenance situations.

Requirements

• EPA certification (Type I, II, or Universal) required.
• High school diploma or equivalent required.
• 1–3+ years of experience in maintenance, facilities, or multifamily housing.
• Strong technical skills in electrical, plumbing, HVAC, appliance repair, and general building systems.
• Ability to prioritize tasks, manage time effectively, and handle multiple work orders.
• Strong attention to detail and problem-solving abilities.
• Ability to safely operate tools and maintenance equipment.
• Good communication and customer-service skills.
• Ability to perform physical work, including lifting, climbing ladders, and working indoors and outdoors in various weather conditions.
• Willingness to participate in on-call schedules and respond to emergencies.

Responsibilities

• Diagnose, repair, and resolve maintenance issues involving electrical, plumbing, HVAC systems, appliances, flooring, stairs, railings, and other building components.
• Correct unsafe conditions, including broken lights, damaged gates, open holes, and other hazards, promptly and safely.
• Monitor and report on the condition of building and security systems, including automatic doors and surveillance cameras.
• Schedule and perform preventative maintenance on HVAC units, equipment, and building systems to improve performance and reduce downtime.
• Maintain appropriate inventory of supplies and spare parts to support timely completion of work orders.
• Participate in on-call rotations and respond to emergency maintenance situations involving resident and property needs.
• Provide friendly, professional service when interacting with residents and team members.
• Document completed work and report recurring issues or safety concerns to a supervisor.
