About The Position

This position performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The role is at a stabilized, garden-style property with 450 units. The schedule is Monday through Friday, with a rotating on-call schedule. The technician completes resident service requests and preventive maintenance, prepares vacant apartments for new residents, maintains the property’s grounds and shared areas, and supports inventory, documentation, safety, and expense-control practices. The position may require occasional travel to other properties or to attend training and business meetings.

Requirements

EPA Type I and II or Universal refrigerant-recycling certification for Certified Service Technicians.
Certifications required by applicable state and local jurisdictions for all Service Technicians.
Valid driver’s license to operate a golf cart on the property when applicable.
Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule, including evening, weekend, and holiday on-call coverage.

Responsibilities

Complete resident-requested work orders and preventive maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by conducting pre-move-out inspections, creating punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused materials and equipment to designated locations, and notify the maintenance supervisor when items need to be reordered.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control efforts by repairing parts when possible, using supplies responsibly, and using tools and equipment correctly.
Follow safety and risk-management policies, attend routine safety meetings, complete required safety training, and report accidents and incidents promptly and accurately.
Periodically inspect contractor, vendor, and service-provider work to verify that quality, materials, services, scope, and specifications meet requirements.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property’s physical needs to management.
Participate in a flexible schedule that includes on-call coverage during evenings, weekends, and holidays.
