About The Position

This position performs technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas of the property meet company standards for cleanliness, appearance, safety, and functionality. The role completes resident-requested work orders and preventative maintenance, prepares vacant apartments for leasing and move-ins, manages maintenance supplies and documentation, and helps maintain shared property areas. It also supports cost control, safety, property inspections, and quality checks of contractor and vendor work. The position may require travel to other properties or training and business meetings, and requires a flexible schedule that includes on-call work during evenings, weekends, and holidays.

Requirements

Service Technicians must have certifications required by applicable state and local jurisdictions.
A valid driver’s license is required to operate a golf cart on the property when applicable.
Certified Service Technicians must have EPA Type I and II or Universal certification for refrigerant recycling.
Ability to work a flexible schedule that includes on-call availability during evenings, weekends, and holidays.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.

Responsibilities

Complete resident-requested work orders and preventative maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartment homes for leasing and move-ins by completing pre-move-out inspections, creating punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting the work.
Track maintenance inventory, return unused supplies and equipment to their designated locations, and notify the maintenance supervisor of reordering needs.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by picking up debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Attend routine safety meetings, complete required OSHA and other safety training, and promptly and accurately report accidents and incidents.
Periodically inspect contractor, vendor, and service-provider work to verify that quality, materials, services, scope, and specifications meet requirements.
Assist with routine and periodic property inspections to identify safety and risk-management concerns, maintain the property, and communicate physical needs to management.
