About The Position

Independent Management Services is hiring a Maintenance Technician for its River Village apartment community in Flint, Michigan. The role supports resident services, preventive maintenance, vacant-unit reconditioning, upkeep of the property grounds, and emergency response. The technician performs after-hours, weekend, and holiday on-call duties on a rotating basis and reports directly to the Site Manager and/or Maintenance Supervisor. Ongoing maintenance education and training are part of the position.

Requirements

• Must be customer service oriented.
• Working knowledge of basic maintenance concepts, such as plumbing and repair.
• Must have own tools to perform job tasks.
• Basic knowledge of commercial or small grounds equipment and supplies.
• Ability to prioritize work orders and projects based on need.
• High degree of troubleshooting and problem-solving ability.

Responsibilities

• Complete resident service requests and preventive maintenance tasks.
• Recondition vacant units in a timely manner, including painting, basic repairs, and cleaning.
• Keep property grounds well-groomed and free of litter, garbage, and clutter.
• Keep grounds free of weeds and overgrown vegetation.
• Perform rotating after-hours, weekend, and holiday on-call duties with other maintenance personnel.
• Respond to resident requests to provide 24-hour emergency service.
• Monitor inventory and maintenance supplies as necessary.
• Remove snow, including salting main roads, walkways, and parking areas throughout the community, where applicable.
• Create and maintain a well-groomed community appearance.
• Participate in ongoing maintenance education and training.
